1 bedroom can rent for 2.6k?? I think it's too ambitious price lar 2.6k...

Sales so slow still dare to increase 8%?

I think lucky draw will not attract buyer, shod make huge discount+lucky draw (aditional discount eg, 20-30%) haha biggrin.gif biggrin.gif biggrin.gif

i think is UEM overall financial problem due to their Australia project, not because of Cyberjaya symphony hills, to be frank i bought myself two units in symphony hills, one Schumann subsales and one Schubert developer units, schubert selling 1.63mil for my units 90% from 1.63mil is around RM6807++ per month so for rental wise i think i can only rent out maybe 3.5-4k maybe.. but after all their rebate this property worth 1.2 mil+ after add on with MOT, still below bank value, highest bank value i able get for subsales is 1.35 mil but there's a problem now which first phrase owner very desperate in selling their subsales at price as low as 1.05 mil blink.gif so i'm deciding to process or let go the schubert since i have change my plan stay in the schumann unit.

Maybe too many flippers and they don't have holding power. Besides that, market is not too good... Owners might just want to exit as long as they don't lose money.

Their prop price didn't dropping in term of bank value, just selling price from owner and developer side seem cheaper only, but the reason why uem sunrise come out with this promo is to push up transaction so that the bank value for these property can goes higher.

I don't think these are many flippers in this development as the characteristics don't favour flippers. I wonder how many are selling at 1.05m?

1.05mil i heard have 2 units, but others all selling in average 1.1 mil to 1.2mil so still able to match developer selling price, only differences is subsales you need to bear the downpayment 10% at least.

Their financial troubles stem from their exposure in iskandar Johor where they are one of the largest owner of land bank. Their 1st foray in Australia (Cbd Melbourne) sold out within 2 weeks, it was so successful that they immediately went and got another parcel.
