I thought both CIMB and Ambank both locking period also 3 yrs.
So if u take DIBS, when project completed, just refinance.
So in the end it doesn't matter what bank right.
*
For me, Not worth.

1) refinanace with other banks - have to pay legal fees, valuation fees and other locking period...
2) not guarantee BLR better than now
3) most of the bank calculate 3 years from the 1st disrubment date. if just re-finance upon VP/completed... then might have some penalty..

anyway, cases to cases basis...maybe 3 years later...things change...

it's too general brother.... what is ur requirement first on the quality of living? every items u listed also have branded, luxury or ordinary so what is ur requirement first ..... but for me for a 1000sf condo should prepare at least 20k to live comfortable.kitchen alone can costs u 6-7k alone with standard size ..... Living wth sofa and tv, dvd, cabinets, coffee tables, dining tables with chairs will be another 6-7k, lighting fittings, fans with workmanship will costs 3-4k without A/C. bedroom the least will cost u another 4-5k for bed and wardrobe..... that's all for ur 20k budget..... only one room with bed and wardrobe. this is very minimum estimations ..... hope it helps brows.gif

Been to the actual site already far in at the end of the road is Tmn Raintree by Primera. 2 rows of townhouses and 2 blocks of Condos. Nearer down the road is an old Apt called Anggerik by the same dev. Next to Amara is some low cost apts/flats. Anggerik is currently getting about Rm700 rental if not mistaken.

Pro point:
-220psf good pricing
-freehold
-full condo facilities
-near KTM, near Mrr2
-0.18sen MF (but can be revised in AGM later if not sustainable)

Con:
-YTL cemet's depo right in front
-Noticed a lot of trailers parked at road side waiting for depot
-1 road only
-high jam during thaipusam fest

Anyway, the price is good considering for own stay. Rental not sure got catchment? Raintree has a mixture of Malays, Chinese and Indian owners.

Is very jam until cannot move one!! rclxub.gif
