not true....most units sold 7788 to staff before the public came to know about it. the preview sale supposed to commence on 21 Feb but now habis liao for the Tower 2 (540sf and 740sf studios). Still got many units for the small duplex studio (cater for richer students and working professionals) in Tower 1.

Better fast hand fast leg before Tower 1 also kena sapuéd. Heard early bird rebate is 5% w/ DIBS and 70% ruling not applicable.

Correct , the now they running discount for 5% only. If want to buy for investment, faster do it , because only balance about 40% of the tower 1 duplex unit = about 30 units only..

The sales informed they estimate can sold out within 3 days from today.

If quite good investment, only pay 5k downpayment then sit until 3 years
the building settle and handover , your loan only start run.

Just came back from Sales office. The duplex is very interesting, first of it's kind in cyberjaya, I think. Even with 5% discount, I think it is worth investing, for the location and dibs. I am very sure it will be fully sapued in the next 1-2 wks. I have bought one at 14 floor, pool facing at around RM280k b4 discount. I think duplex has rental market too targeting at richer students who wants to stay alone, lecturers, senior university admin staff and owners of retail lots. From the visual, I saw 2 beds. Did not ask SA as too anxious to just buy. Not too many good units left. Avoid 11 floor as the pump room is located there. FYI every floor got at least 2-3 small gardens for people to lepak.

Just curious, how is the 70% ruling not applicable? As far as I know, this 70% is set by bank negara, not developer suka-suka can decide to apply or not. Any expert can share your view and knowlege on this?

GP buyers....umm...speculators surely feeling the heat now...
I reckon this is the issue with Cyberjaya now...too much land...too many new developments now. With every new launch, the offer will be more enticing and the price more expensive... hmm.gif

left around 45% of duplex with 5% discount now
show unit (both studio and duplex) will only be ready by mar/apr 2011 onsite

How many units are there and how many people do u think are going to rent it at 1.6k per month? rclxub.gif

I really want to buy a property.. especially one near a college... but this is a really high price.

Mine is 526sf pool view. I like the layout and the furnishing to be provided by the developer. I think this investment will do well.

There are going to be more than 10k students, many lecturers, many admin staff of LKW and many owners/tenants of retail biz of The place and nearby. I think rental should not be a problem at RM1.6k with an unique design like the duplex. I am confident. Our exposure with initial payment of just RM5k, DIBS and 3.5 years time horizon, I must say upside is more than down.

Studio unit already sold out. Only left duplex unit. This project is under commercial title, not under residential and bank negara 70% LTV ruling is not applicable. Can apply up to 80% loan. Still have to pay 20% upfront.

Down payment is for booking, not sure how much. Most probably rm5k. 20% is the difference between loan amount and purchase price..

They have not called me to sign S&P. My banker, Maybank is in the midst of finalising their agreement with developer thus cannot give me a quote.

The Duplex unit price already included the built in cabinet , but exclude the
loose furniture like dining table , sofa , bed and etc.

I also forgot how many unit there , i think around 100 unit gua.

Duplex is target for the rich students , couple , lecturer, foreign student. It still have
their own market ,but compare to studio type, i also think this is more difficult
to rent out compare to studio type. But see your own strategic to promote your unit la.

This investment attractive point is we no need to pay any cents of the interest of the loan.
Just need to pay the 5k downpayment, after 3 years then when get key, only start run the
interest. 3 years after ..... how fast the property value boom in cyberjaya area...
does the value of the unit will raise or drop, you can calculate and think on it.
We wish during the time get the key , you can direct sell out the unit.

Because......

This is the price for Garden Plaza and not The Place. For latter, it's 240k for 540sf and NEXT to LKW Uni of 9500students. Summore The Place is the ONLY studio next to LKW unlike so many condos circling MMU.

To me, this is far better than Shaftsbury in terms of demand, rental yields and pricing. If u r a student at LKW, dun u agree The Place is most convenient?

visit those 2 cova blocks near segi at kota d'sara; u will again be surprised

anyhow, investment is a risky business... u either win or lose
no right an wrong here
if u guys think it's expensive; then move on to other props that u guys prefer cheers!!!

Pls take note of the SPA b4 sign on the dotted line. My lawyer had highlighted some clauses not favor to purchaser. Do request them to give you copy of SPA to read through at home b4 sign.

as bro ctlim78 didn't highlight what's the clause that didn't favors the purchaser, i have read through most of the important points (e.g. renovation, service charge, parking, mot, dibs). didn't see anything unusual

In order to have 7% nett rental yield, this project looking at RM4-5 rental psf, which is much higher than current rental rate in cyberjaya, which is RM2-3 psf. Eg: a 528 sf duplex @ RM285K will need roughly RM2400 monthly rental to achieve the estimated 7% nett yield.

Any idea?

You wont get exactly 7% . They will deduct the furnishing and whatever cost. Then They will use average market price to determine your returns. It will be around 5% in the end. But since Lin Kok Weng is charging their students RM750 per person for the hostel. You should get a minimum of RM1500 even for the "duplex" unit. You still should get around 6% returns if u rent it on your own.

Just wanna let u guys know that the soho unit is sold out. The soho can fit 4 people since it comes with the option for the partitioning. The duplex, i think can fit max 2 people only. Im not sure if it worth to buy the duplex or not. Its still 5 mins walk from LKW.

This project is much safer than the rest projs. Duplex unit n LKW student profile is quite matched. Also density is not high with the location tat very near to LKW uni unlike Garden Plaza etc.

LAD is good news to me. Hope they will take their sweet time to complete but I really doubt so as delaying will be double jeopardy for them i.e LAD and paying interest to banks as this project is under DIBS. They will rush but I hope the quality will not be compromised.

Hmm... cannot say delay but should be slower hand-over as they don't want to pass the key when the other phase is still under construction

anyhow, 3 years construction period for ThePlace
for me, good to have the unit later when cyberjaya is surely maturing now

How is the LAD compensation for One-City? Is it fully paid with no stupid excuse?

rental depends on the retail tenant mix, supply demand and proximity to LKW Uni.

if rental for studio > 1.8k and occupancy rate is high, then rm700psf is possible wink.gif

I visited my fren house at USJ 1 Avenue by MCT.. Not bad and very modernize building..

I have also bought OneCity besides ThePlace... It seems the progress for OneCity is much faster than ThePlace.. Probably OneCity is their HQ area and lots of shop lots coming out soon..

I think there are more cases of traffic accidents in Cyber than normal street crimes. Just what I know/hear, no statistics to prove.

The Place is definitely nearer to LKW and one could just walk across which both located on the same side. Whereas GP located in the opporsite of the road connected via a bridge. You still could walk but it takes about 15-20 mins to reach la.

I drove around Garden Residence, the walkway besides the road which outside each parcels also very badly done. Like those tamanx3 roads n feeling. Don't expect Mahsing to do nice landscape outside the parcels eventhough it is within Garden Residence itself also pathetic already. U think they will do it nicely outside the Garden Plaza and GR?

Distance from the place to lkw just like a block of building next to each other. If it still far i dont think any other project can be nearer than this.

I believe more people prefer duplex as all condo or studio here is soho but only this come with duplex and with those rich student here from lkw, do you think they want to stay at 3rooms compare with tasteful design of duplex??

Scared what? Its the nearest to lkw. Units also only have 2 tower not so high density like garden plaza...automatic choice for lkw student...both duplex or studio style have their own market...can survive one lah....

Make sure sign agreement rental accompany by the student parent as joint or guarantor... Then no headache lor biggrin.gif

Checkout with lkw uni admin office as well i think confirm they look for some as student hostelallocation.

Rental is kind of guarantee... by looking at kl condo with about similar rental all price about 500-550k. Don't you think with the confirm almost 100% occupancy rate can't fetch for this price? 👏👏

Possibly lah...it hits all the right spot...nearest to lkw by walking distance...no of unit eventhough have 2 towers but kinda limited....sure got some rich fama or evem infestor willing buy subsale...can tarik harga a bit lor...u know lar some of lkw student papa mama rich politican, buinessmen...

But dont be so optimistic price can shoot thru the sky in such short time....but confirm can make acceptable quick gain...

Seems like external construction Almost done. Think the painting job can donebefore end of Oct. Internal take another 1month. Means by Dec or next year Jan if able to get the cf Means can have a fantastic new year!! 😏😏 450k here we go!! 👍👍

Time when sell studio getting better respond but when times fly, we can see people prefer lifestyle and especially students from lim kok wing.
my estimation will be rental for 1800 to 2000 for fully furnish. So base on current kl rental, 1800-2000 per month the price about 550k with size about 1000 sqf.
So go for conservation I expected owner can hit for 450k. 😁😁

Check with sa that it going to delay and estimate 2-3months from now. They will inform again on after dibs ended, what will be the step we need to do. BTW, my snp date is jul'11. So dibs will ended by end of Dec. (Correct me if I'm wrong).

I also received the letter and will have to pay interest starting Dec 2014. DIBS is 42 months. Sales admin quoted current progress is at 90% and completion will be early next year. It was supposed to be handed over by 24 Nov 2014. I have yet to check the SPA.

If subsale not more than 2 commercial units within a year under individual name, then no GST....latest ruling from Customs

Sure boh, managed by MCT? I think they only help owners to find tenants like many developers do. They don't decide on rental mix and rental. Owners still hv all the rights.

I called the office. The unit is not furnished yet. When you collect key, it will be empty unit. I asked when they will finish with the furnishing. The lady cannot answer me. I think we must get an answer. If developer drags doing up the unit, it will delay renting out the unit.

Settled the vp and lad also finalised. Inspection date at end of the month.

Lad as expected from the nett purchase price plus all interest incur from nov 2014.

Hi, visit the MCT HQ this morning to settle the LAD issue.

When come to Air-con, MCT using the centralized system. We as owner need to pay for the chilled water consumption. RM0.73 / RTH - who justified this price rate.
If am not using the centralized system, can i install my individual system.
If air-con cant work (not cool, remote problem, blower), per servicing rm150 for labour exclude part. Btw, how to diff the problem happened to unit or centralized which they can claim anyhow. No Warranty given.
If after residents formed up JMB, the centralized air-con belong to MCT asset or JMB.

So many doubts arround, we as owner need to gather and fight for our right. Pls join FB look for The Place@cyberjaya.

I had same feel also when collecting my letter yesterday. Felt being cheated. They even send the so called "specialist" - Nicole to explain to me. I told her that you can take back your air cond and I install with my own, save more in long run (Imagine min RM 600 per year without warranty). She told me that the estimate bill for the chilled water system will be RM 150 - 250 which I told her it's more expensive for the electricity bill on Soho. Unbelievable that MCT try to make money from here. I am holding it back and I think we need to team up to demand for the better rate.

The second things are on the LAD calculation which I totally not agreed. I told them that I cannot agree that it being calculated from net price. it need to be from the purchase price which stated in the S&P. they keep persuading me that the difference not much, most of the owner agreed to it and if I agree, I can get the balance within 3 weeks. Otherwise, I need to file an appeal and wait for 3 - 4 months time. Am gonna to send them the letter today.

Will collected my key next Monday, really don't know what it will looks like.

Demand for residential unit is higher than office. Developer tend to market office as residential. Thats why unit market as sovo, sofo, socso aka shemale to mislead buyers.

Anyone lived or check out the units here? How are the apartment. condo's? How is the gym/ pool/ etc? I really like the duplex unit. Is it walkable to the bus/train?

Looking for a 3 month rental in The Place. 1 bedroom. From November 2015 - January 2016. Maybe longer.
Needs to be fully furnish and included internet.

Duplex unit is below 300k at the moment. But read back the thread. Got standard monthly charges for the so call electric saving aircon. Then the usage of facility also chargeable? Parking need to rent? Overall maintenance fees should be low I guess.

one of the problems for this PLace is the centralised aircond managed by management office and owner needs to pay it min amount i think. And MCT commercial leasing team is sleeping....retails downstairs tak da activties pun.

Can get studio unit 450sqft at 200k plus only. Rent out 1k only is enough rental able to cover your loan repayment + maintenance.

Station is confirmed. But actual within walkable or not still unknown. Coz the place entrance is at the back. Station is located at the main road.

Really price drop a lot here even with a confirm MRT2 station at walking distance.

Price drop way lower than before now.
