oh fren, we are seriously wrong channel...

1. they are in group at pool, yes, ntg is wrong, they can swim, just in case u wan to avoid them...there is a 2nd option, better and nice pool to swim

2. illegal parking kena clamp, yes, happened in everywhere, be it residential area or shopping mall, not all are PH car...im happy so see that, since mgnt keep the house rule strict.

3. since when I said ppl go gym in group bcos scare of them ? most of the time I don't see PH in gym...and there NO LOTS of PHs after 8pm

4. I never said MBTL high end or OSK high end, OSK claimed it is high end, I stated clearly, vr subjective. "due to location and budget" , budget here doesn't mean cheap...is the other way round, rental in MBTL is still higher compare to other "student frenly" condo, many students are looking for rm500-600 room to rent...

rclxub.gif what happened bro ? the way u interpret my msg doh.gif

Stop painting this area as a bad one. Its a nice place to live.

I'ts good now the owners already have few fruitfull meetings with the management. There are already motions on banning PH tenants from MBTL discussed in the whatsapp group.

Out of curiosity Miwqa, what is the percentage of owners in the WA group compared to total actual owners of MBTL? More than 50%?

Investors need to agree not to rent their units to PHs to begin with....what if PHs own some units there too? Force them to give them up?

I am in the group but silent. It's stupid to implement this especially from someone that say ph no problem in this forum

It can never be implemented. If local investors have choices, they wouldn't want to rent to them in the first place. But there will always be those who are eager to cover their monthly instalments, hence renting out to anyone agreeing to their rate. You truly can't be naive to expect hundreds of investors to share the same mindset.

JMB has no jurisdiction over who an owner can sublet to, as far as I am concerned of what the law has to say over it. JMB are only but a handful of committee that has voting rights over what should be done with public amenities/facilities. But none against an owner or tenant who pays their maintenance fees on schedule.

While I will not rent to them in my properties, I have no right to stop others from doing so either. If I was one of the owners who wants to rent to them, and the JMB are giving me problems with it, I will sue them for potential loss of revenue. I dare them to include that ruling into their House Rules in black and white. I doubt any JMB have the guts to do so if they understand the legitimate rights of an owner.

They can only take action if the tenant causes issues that are detrimental to the safety of the community, causes nuisance, or conduct illegal activities within the premise. But as long as they don't, there is nothing the JMB can do.

If there is, I'm all ears as I'm all for it, as long as it's legal.
