Unless all are own stayers , else the truth is investors would want the liberty to rent out to whoever he sees fit. In cyberjaya, if you dont rent out to foreign student esp africans, the chance of you getting other decent paying tenants are slim. Vacancy for prolonged period while paying instalment and management fee is no joke.

Maybe they were sold with the ideas that they can rent it out to expats for investment purpose. Just that they didnt expect it is different kind of "expats"

The sad truth is not everyone has the deep pocket to sustain months or even years of instalments without rental income. I believe most of the landlords would want to rent out at first opportunity to locals/quality expat tenants but then how many of them out there ?

Sad truth is cyberjaya n puchong are certain ethnicity hotspot. With current soft market , investors are desperate for cashflow to cover their commitment , u cant really stop then from doing so. I think forming JMB asap and enforce strict house rule on residents are so far the more effective way of erradicate unacceptable behaviour.

If investors are pissed off , they can sue JMB for damage for implementing discriminatory policy which affect their rental. And JMB members are liable personally for such claim, so make sure insurance coverage is sufficient.

These few years auction unit fetched prices tended to overshot similiar subsale asking. So it might not reflect the floor price.

400 psf in cyberjaya is not bargain for me. There are others more interesting than this in auction list.

It could be personal reason. It could also be the location is overhyped, oversupplied or too much weak punters. Just like last time bukit beruntung, non stop auctions and auctions for years.

I didnt talk about cyberjaya. Everything is relative and i am just providing a more balanced view of why there are auctions in certain area instead of just blaming job losses.
