They can only take action if the tenant causes issues that are detrimental to the safety of the community, causes nuisance, or conduct illegal activities within the premise. But as long as they don't, there is nothing the JMB can do.

If there is, I'm all ears as I'm all for it, as long as it's legal.

Im in jmb as well and non of us dare to do such drastic measure.

At best we can only write a request o immigration and Majlis perbandaran to always do raid and check their passport/visa to see if they are staying here illegally

I know right. I was a committee in my present premise for 3 years. I know what we can and what we can't do.

But I agree with that idea of yours. That's the best that we can do. We just have to be vigilant and report anything that may seem suspicious.

These will be the market trend till 2 quarters of this year...

I m doing research for Auction VS DSP for those newly completed properties....will post if i found something too harsh and too far off...

DIBS the culprit...of course, greedy is the main.. sad.gif

Hey guys just a heads up. I was in fact interested in the property and I contacted some agents and got the necessary information to do some research. I hope i am not being a spoiler but i think I should share my findings. I went to the unit and it was tenanted by africans. I could not go in the unit (obviously) but i went into the unit next door (which was under renovation) and in my opinion the layout of the apartment is poor. Attached is the floor plan of the unit. the door in the middle of the hall renders the living room really awkward as you can't put your bigger sofa on that side of wall facing the tv as it will be obstructing the passage to the door. The top part of the apartments are windows which means you can hardly do anything on that part of the wall. The view of the unit is highway view with a train track (ERL) passing right outside the apartment. I would only consider buying if it was closer to 400k or lower.

It's weird that if tenanted also need to lelong. Renting to Ph should be getting good price. Still can't afford to pay installment?

I wonder who is this stupid owner renting to PH to devalue own property when bank auctions at lower price, he gonna has to pay the difference all of his own doing.

Gonna be a hard time evicting PH if successfully buy!

You sure like to have erl sound accompany you for weekend holiday? Some say this lelong unit exactly next to the track, what a turn off. Free I will consider!
