Suprise suprise suprise ... I tot it will takes at least half to 1 year to sell ... are those buying just to flip ? Because of the potential lrt station and new road?

Still BBB mode ... I can said the developer has very good strategy, price the property higher and make the entry cost lower just 3% and give 7% discount. The strategy paid off ...

Congratulation to all that managed to get unit/units there !

i duwan to say much and i m not claiming that i m expert. I only tell what i see infront of my eyes. These potential buyers have to pray god that the construction of LRT is successful. Or the condos are guarded by tight security and route access to Kiara residence is a breeze. Else, this place is a goner. It will takes more than 3 years to for the property to appreciate.. not to mention to develop the place that surrounds kiara residence.

well, u dun have oppurtunity to do dat as so many ppl dun have the chance to grab one. if u were really concern bout the development sure u will be in the sales office that day, and u won make any force claim here.

or we actually can say dat LRT and new road connected to jln 155/1 is a concern. anyway, if LRT and new road already build now, the price would defenitely no longer be 360psft. i'm wonder u have ever think of that?

Yes, captain obvious. You still have some problems left even the LRT and new road is built. Then again this is subjective.

actually those who miss out kiara still can go for z residence la...just that high volume. interms of location, its not located in the city but very close to city, just nice to stay.

this condo is bout 400k to 500k. if bubble REALLY happen, how much it would affect this condo? u have any understanding?

I've been told that there's phase 2, but higher density and price psf. If it's true, then prospective buyers will get another chance to purchase.

well... everyone has their opinions... and i have mine too... i was there on saturday... and i have scouted the place...

i believe most of the buyers are flippers... not for own stay... so upon vp, better pray got buyers...

because of leasehold, it think appreciation will be limited...

because of the neighbourhood (quite bad to be honest) and future developments (congestion), i think appreciation will be limited...

and yes, i agree, the buyer better pray that the lrt and the link to 1/155b happens...

Base on my study for current existing nearby condo, including condo for future 3 years time, i would not worry about the potential buyers or even rental.

about neighbourhood, z residence and jalil max project would be great challenge. however, bukit oug is old condo yet selling for high price.

You have to compete with bukit oug, max, z residence, km1 for buyers ? shakehead.gif

I don't think there's enough buyers once the interest rate goes up in 3 years, so my assessment is quite risky.

For own stay, should be alright.

I think what made Kiara Residence a success is its easy entry, Free SPA, DIBs and only 3% downpayment.

But there is little regard on the risk of the development and overall density of the whole area.
