kiara sucess is not like wat u think so surface. in fact, i seems projects with zero entry cost but with very low purchase rate. on other hand, good project would be sapu like beli sayur even there is no discount. yr statement is only correct for those looking for a home but not for investor coz they r looking for long term gain.

kiara last week booking is mostly done by internal staff n developer friends, but not ready open for public yet the occupancy is almost full. this group of ppl is confident with the development.

i have no idea as im not one of thier staff. anyway, i dun evaluate a property from the purchase rate but only believe my own study.

anyone care to analyse differences between kiara residence and green view condo?

both are close to each other... kiara's probably got a better design and a nearby lrt station; but green view's a lot cheaper, on freehold land and in a much better neighbourhood.

Green avenue or green field ? smile.gif green avenue not cheap also with just 1 parking and it is old condo. Green field looks like quite high density... Dunno much this condo but I think it is not cheap also.

As for access, you can take:
1)  the main road = the jln 1/155B
2)  Self made back road...the one linking to bdr kinrara factory area from the low cost flat...(the road is pretty bad, a lot pot holes, unsafe to pass thru at nite as it is very dark and isolated)
3) a proper back road linking to jln puchong from the low cost flat..
Anyway my gf is shifting out to Sri petaling...
anybody wan to buy her unit? nearest to guard house....facing.....garden....5th floor....

This kiara residence developer boss are same with SIERRA RESIDENCY IN BDR KINRARA developer name = sierra mall sdb bhd, but ofcoz they used diff company name. Kiara and sierra has the same facade jz different colour i would say. Sierra residency is a delayed project but not abandoned. They are also act as real estate agent, they r selling for Aston villa s/b in OKR.

sierra only with 2 blocks. but kiara with 4 seperated blocks n each unit with corner lot design. kiara is more nicer in terms of facade n design. but colour is close with sierra.

i dun know y u said sierra is a delay project. for yr info, sierra appreciation is more than 100%.

since u had paid 3% to lawyer/developer, u are not allow to transfer name unless u have bank loan reject letter to get back yr 3% deposit, yet yr name is still not transferable and the unit will open for public again. this is to avoid ppl hoding unit just to gain cash.

Hi all,

Anyone here has purchased a unit(s) for this project? I just went to the sales office today. All have been taken up except for 5 units of 1288 sqft and 2 units of 1400++ sqft. All the 1050 sqft are either taken up or blocked by developers (reserved or bumi lots).

Comparatively Kiara residence has more advantages on the location site than the upcoming Z residence and the Max project.
1) Nearer/Walking distance to the upcoming park & ride LRT station.
2) Lower Density
3) Quite far away from the High Tension cable. If I am not wrong, Z residence will be the nearest to the High Tension Cable.

Disdvantage
1) Leasehold (I am not too sure whether Z and Max are freehold projects or not.

From the take up rate situation, this project is selling like a hot cake.

If I am not wrong, Kiara's land belongs to the Government Islamic division and Kiara purchased it with the condition to have the Islam community hall setup beside it.

When is Z residence going to be launched? If Kiara prices their project at about 340++ per sqft after discount, I believe Z residence is going to price it even higher since it is freehold.
