i got not sure sold out or not...but i am more concern on the developer...worry they got a poor track records...need to do some research on it...else money will be dump into the sea tongue.gif

went to their sales office (at the link bukit jalil)... very nice sales office with all the model, charts, etc.

pricey for leasehold and that location... but can consider if the connection to 1/155b really happens and if the lrt really beside it... even so, still a little pricey to me... mainly because of the neighbourhood... low cost flats and the cheaper uog condo...

if rainz and z residence really become their neighbour, that place sure congested...

Sorry guys, mostly all the unit have been sold.
Right now we left few unit of type B (1288sf)
and some bumi unit.

The show office will open until today 1/30/2011 6pm.

If you want to come plese do call me 012-2393215 and check for the latest status first.

Sorry for those register with me but not able to get unit.

Added on January 30, 2011, 12:28 pmis the kiara residence developer which is aston villa sdn bhd reliable? Do they have a good record? Wat is their previos project involvement? Who is their parent company? Is tneir building quality good?

when i was there yesterday, only a few units were labelled as 'red' meaning buyer selected and paid deposit... an overwhelming number of units were labelled as 'yellow' meaning buyer selected and yet to paid deposit... a few units were not labelled meaning still available...

I think they try to make their property looks like very "hot" ... I am surprise that still got developer doing this ...

someting is amiss... yesterday i was around that area for a bit and i noticed not many people in sales office... not like some of the really packed launches... so how can it be sold out so early?

Initially my friend and i have make booking of 3 units for block d which close to guard house, then we only manage to get 2 units at not so attractive block b.. Went there this afternoon, overall pretty impressive. For this time, i just go ahead, should be a great boat where i hv missed few boats be4 because of over consideration.

May I know how many percentage allocated to bumi units ?

Must wait how many years before it can be sold to non-bumi if the bumi unit is not sold ?

If after putting 3% deposit and the buyer cannot get loan, do we forfeit the deposit or can we get it back ?

What does it mean by 0% interest during construction ?

I heard from sales staff that the internal staff get to buy them first.

They are buying to sell it off later. I think due to oversupply of condo in 3 years time, they might be making a loss this time.

yes i got the feeling also. They are trying to sell those not so hot unit to outsider and keep hot unit for themselves. I went to the site surrounding Kiara Residence.. it is not no convincing.

Orange is 1st day mean friday, Yellow is sat and sunday. ( developer friends and relative )

The bumi unit also yellow, because we don't want the customer think that unit is avalable but we want to hold it.

All yellow are paid.

Very simple, if the unit avalable we will sell,
sell to anyone we also gain the same amount of commision.

We are not. And we also never know the respon is so good.

And i am so sorry for those ppl which register with me and can't get a unit.

I really try to call every one once i get the order from my boss.

kiara residence is developed by kiara resources, not aston villa. it is their first time to construct high rise building. I went to their showroom and their soon-to-be construction site. I dont think it is a good buy overall. U guys want to know more PM me.

Why we need to do so? Any unit we sell also get the same amount of commision.

Do you know there are so many ppl in waiting list?

We are not those development which have 1000 unit.
