Exactly, so since they cannot arrest you, then there's no problem for using as residential. With regards to Summer Suites, most of the buyers purchased is with the intention for staying, so management will have to somehow accomodate that fact...

It is not the marketing term that matters, as there is no legal definition for SOHO. It is what is worded in the SNP, did they say it is for residential? Or in the SNP, was the property defined as an office?
*
Most buyer brought it when its SOHO but when the TOwer A owner knows about this VOS many is unhappy with it and wanted to refund, i think most buying for investment purpose.

i think for SS............if residential usage is allowed........most likely that 100% of the units will be used for residentials......with rentals expected to be approx RM5-RM6psf...........

If strict usage of ofis only, can expect RM5psf onwards for rents..........which is a reasonable rate for a office in KLCC.......... wink.gif

yup, at least a backup plan.
4psf for office use already can break even, summer suites is already better than many other pure residential condos at sky high price.

roughly how many % booked?

This is definitely a big contrast against Summer Suites 1, I even received calls to remind me to go for Private preview, after I didn't turn up on Sat...

its about 40% booked.. considered ok during market sentiment..

I bought 1 unit at low level... the price is rather low as compared to their neighbours.. I think i have done a good deal.. rclxms.gif

I guess those who know how low Block A was sold at would be hesitant to pay about 17% higher for Block B.

They would however save about 4% of the price due to DIBS rebate and 0.5%-1% from free legal.

So net off, Block B purchasers would be coming in at about 12% premium to Block A.

Exactly...
Also, phase 1 buyers might hesitant to whack another unit due to premium and not wanting to put too many eggs in the same basket?

I was there at about 5pm. About 30% book lar........!!!! Model scale unit shows office setting. For anyone wanting to invest, better set expectation to office play. If turns out more as residential, would be a bonus.

12% increase from phase 1 is a lot of $$$$$. No wonder it was slow.

Considering how much property price have gone up over the past year, 12% is quite alright. It was quite cheap to begin with, one of the few developments in 2011 that wasnt priced ridiculously..
