QUOTE(prop99 @ Feb 26 2012, 10:15 PM) That time was BBB season. People think SOHO can be used for home stay. Now with so much discussion people start to be more aware. Test case would be Empire. SOHO of coz can be used for own stay, 'HOME' is part of the term. For references, check SOHOs in the market now, Axis Sohu, Subang Soho, Centrio.Summer suites ain't SOHO, its pure office. So are SOFO, SOVO etc these ain't SOHO, don't be mistaken. I call these 'fake SOHOs' Added on February 26, 2012, 10:28 pm QUOTE(eXTaTine @ Feb 26 2012, 10:05 PM) Trefoil ain't SOHO. Empire City is. Empire City comprises of SOHO, offices and hotel suites. This post has been edited by 1ullaby: Feb 26 2012, 10:30 PM |

QUOTE(eXTaTine @ Feb 27 2012, 12:57 AM) Nobody can stop u if u wanna use it to stay, if they wanna enforce the rule "cannot stay in office", then they have to do so for ALL commercial title properties which include Empire City, Empire Subang, Zest etc etc.. Who told you staying in commercial title will get arrested? So many people stay in Empire Subang i didnt see anyone get arrested also? As long as you are paying your quit rent and assessments, nobody will kacau you. Even in our grandad generation ppl has been staying above shoplots. And in our generation, we have service apt, which is like an enlarged version of staying above shoplot. For office staying, the question if rather on enforcement. Summer suites is office suites, not 100% of the people are buying for own stay. Lets say 50% of the ppl wants it as office, and the concept is office. Who are you to say that you can force through the management to run it like a service residence? Say if management wants to enforce energy saving, cut down manpower / guards at night, block access after 10pm / make it a hassle to enter / gotta find the guard to register with only one/two guards in charge at night and they gotta ronda, who are you to bantah since this is an office? Empire City, Empire Subang, these are SOHO in which everyone understands that the management will be set up as one to cater for ownstayers as well. It's the buyer's mindset at the very initial stage rather than anything else. |

QUOTE(Pai @ Feb 27 2012, 01:39 PM) i think for SS............if residential usage is allowed........most likely that 100% of the units will be used for residentials......with rentals expected to be approx RM5-RM6psf........... yup, at least a backup plan.If strict usage of ofis only, can expect RM5psf onwards for rents..........which is a reasonable rate for a office in KLCC.......... 4psf for office use already can break even, summer suites is already better than many other pure residential condos at sky high price. |

Actually I don't understand why sunrise don't just make this as true blue soho or even service residence.
Now they alienate the old birds and the not so aggressive investors and without much low entry package they alienate the young and upstart investors. And the sales staff gotta use vague terms to attempt to put the seed in the investor's mind that residential usage might be possible. why like that?? |
