guys/girls,
about 90% sold out as of 16/01/2011.
9 types of layout:
1. 470, 493, 576, 636, 795, 904, 1133, 1149 and 1348
2. all non-bumi units for type 470, 493, 576, 636 fully sold!
3. sunrise is selling bumi-units to non-bumi as of now. risk by purchaser themselves if application to convert FAILS. ultimate risk is you lose legal fees, interest paid. Sunrise will reimburse principal payment and deposit.
4. hood, hob, fridge, air con provided
5. no car park provided nor guaranteed to be rented to owner
6. maintenance + sinking fees @ RM0.45/sf
7. loan offered are 85%+5% (for MRTA & Legal), upto 20 years max or 65 years old.
8. BLR - 2.0% for 3 years lock-in, BLR -1.90% for no lock-in

guys/girls,
extra info. and please read between the lines.
they are offering to registered participants only for the current sales. even if you want to buy, you CAN'T unless you hook up with people who pre-registered. and even then, pre-registered personnel can only buy one unit (can't really confirm this news though).
on the pros:
so far developer have not raised prices even though 90% sold.
control of sales seems genuine and only pre-registered people are 'offered' for the purchase
control sales for people who intend to buy more units but were rejected due to clause as mentioned above
on the cons:
genuine people looking at purchasing more units are unable to do so because limited registration

i'd registered and took a look but i didn't purchase any units ... yet.

if im not mistaken, kitcab and oven also given.........................

and 4 years contruction period is a big plus for those who r vested.......would have been better if got DIBS but then again one cant have everything.......... wink.gif

Why is 4 years construction period a big plus? Shouldn't it be a negative point as you would be paying interest during the entire construction period?

4 years time maybe even worse oversupply?? A lot of service apartment coming online around that time...and even if rental can't breakeven, at least you get rental instead of paying interest without any returns...

if you got it ready in short time, certain thing you need to take concern:-

min 3 yrs lock in...
built fast might have quality concern
you can wait for the progression fee. it wont be one lump sum charge for interest. 10% 10% 10% 10%, you are just paying small portion.
maintainance fee, the fee now can say it is quite expansive but 4 yrs later, you might think it is reasonable.
if you eager to get immediate unit, undercon is not your game. buy sub-sale. You may get lots of treasure there and you may get immediate rental once all legal work done.

at 1st, everyone says good, after that, someone said no car park, 4 yrs undercon, bla bla bla...many said no good, now almost finish, everyone says good.. he he buyers perspective change very fast thumbup.gif

Not saying that it is a bad buy....but 4 years construction seems to me more like a con rather than a pro.....ideally is 2++ to 3 years.....

On a short term perspective........yes having your prop VPed at earliest possible is a plus. I dont fancy the prospects of being a seller come 2012-2014......... as I anticipate that it would be a buyer's market then.

But, if Sunrise allows subsale during construction...........then it makes no difference for those who wants to let go their unit early....... wink.gif
