Btw, I just realised that I have taken 2 different layout, one with pool view, one w lawn. Can anyone care to shed some light why the differences? My unit is at level 12, one level above the pool level.

Max loan is 85% the extra 5% is for the MRTA & loan agreement. You still gotta fork out 15%.

There will be 2 level of retail podium at the bottom, SA said she doesnt have the liberty to reveal who will be the anchor tenant or who would run the commercial unit at the podium.

There are 8 levels of carpark, I seriously hope they would convert one more level to retail and turn it into a mix development. Note that there are plenty of residential (cendana) and offices there but lack of retails units. Hence, if sunrise convert this piece into retail, maybe a small mall.. with F&B outlets, I am sure it will be a hit. F&B would be the best bet since office worker would need to lunch somewhere along cendana road.

any idea how many small or studio units around klcc by 2014 when SS is ready? Will there b demand to absorb this mass supply when many companies are moving to KL suburbs?

i think there will b oversupply of condo units in klcc....holding power is important to invest in klcc property

They have 8 levels of carpark, I forgot to ask the SA but I guess it would be about 2k carpark based on my estimation. There might be an oversupply of studio but the other development are pricing their unit at RM850-RM1000 hence if you compare this to M suites, M City, Elements, SS already win hands down on pricing.

So is this going to be a residential or commercial office based on sunrise plan?

635 sq ft x 0.42 = 266.7 per month
Parking 250 per month

Total maintenance RM516 per month.

Based on calculation, 85% loan, Interest Rate 4.3 after -BLR 2% loan 30 years, need to pay RM1,955 per month for a loan of 395,250

+ maintenance 516 per month, need at least to rent out RM2471 to break even.


Anyone knows the rental around the area currently?

retail podium only 20,000sf as stated in their annual report, believe catering for f&b and other convenient stores and services.

think this isnt an accurate comparison. These props arent really within KLCC vicinity...........and all these 3 r freehold?

But anyhow u look at it..........700psf for a decent looking facade, small sized units, good developer (not sure if this still hold but should be still better than Mayland ), at this location ............somemore with built ins ....................is really dirt cheap.

I guess after initial thinking, this will be a gamble rather than a sound investment.

If it works out, big money. If it doesn't, better luck next time. Paying 2.5k with no tenant is no small matter to me sad.gif

If no tenant, then sells it, RM750/sf is damn cheap, dun forget, this is Sunrise, assure of quality, it believe it can fetch RM1200/sf when completion easily. If market crash by 2015, the worse 30% drop is still safe rclxms.gif
