That means in buy buy buy time, all logic goes out of the window. Anything a developer does also seems positive to the buyer. The buyer finds ways to justify any negative aspects of a project, so that in the end he can buy it.

In sell sell sell time, the same applies the other way around. Anything a developer does also seems negative to the buyer. The buyer finds ways to convince him it's not a good time to buy.

So u are saying, since now is BBB time, 4 years for this project is actually no good, but because BBB, ppl justify negative aspects of it to comfort themselves.

Ok. make sense.

Edit: But since u can do subsales between the 4 years period, its not really an issue tho.

It is still an issue as a finished product (if good) would be able to sell at higher price than an under construction product, though this is not always true nowadays anymore...

700psf for a p/f unit in KLCC area is defo not high end..................when places like Setapak, Damansara Perdana, Kota D, all selling at min 500psf now.........

While we cant predict whether it will be a BBB or SSS in 2015............. 1 thing i know for sure is that 2 things will be more expensive in 2015 :

1. Land cost
2. Construction cost.

So the longer you hold..........the more valuable it is....... wink.gif

There lies your main prob.

FYI my 1st 5 props were all completed, high yields rental props. Rental income counts big time mate.......and there's plenty other tips one can use to secure financing......... tongue.gif

But defo no hill behind............so need to be more financially savvy n dynamic to pull off all this without getting into trouble. Education is key wink.gif

so you're not buying? bumi lot hard to sell later to convert. but high rise buildings, think about rental yield
