Btw, I just realised that I have taken 2 different layout, one with pool view, one w lawn. Can anyone care to shed some light why the differences? My unit is at level 12, one level above the pool level.

Max loan is 85% the extra 5% is for the MRTA & loan agreement. You still gotta fork out 15%.

There will be 2 level of retail podium at the bottom, SA said she doesnt have the liberty to reveal who will be the anchor tenant or who would run the commercial unit at the podium.

There are 8 levels of carpark, I seriously hope they would convert one more level to retail and turn it into a mix development. Note that there are plenty of residential (cendana) and offices there but lack of retails units. Hence, if sunrise convert this piece into retail, maybe a small mall.. with F&B outlets, I am sure it will be a hit. F&B would be the best bet since office worker would need to lunch somewhere along cendana road.

They have 8 levels of carpark, I forgot to ask the SA but I guess it would be about 2k carpark based on my estimation. There might be an oversupply of studio but the other development are pricing their unit at RM850-RM1000 hence if you compare this to M suites, M City, Elements, SS already win hands down on pricing.

my loan was approved by cimb at 30 years tenure, -1.5% only. 85% MOF. Anyone got a better deal, was informed that my loan amount below 500k hence only approved at BLR-1.5%.

I got 2 offers now

Full flexi

CIMB, 85% MOF, -1.5%, 30 years, 3 years lock in
Maybank, 85% MOF, -2.0% 25 years, 3 years lock in

Actually, at the moment, CIMB repayment is lower as compared to Maybank. Then again, I am not going to hold more than 5 years, so will go for the lowest monthly installment for now.

According to Pai, the second block might be managed by some Hotel Management Company such as Ascott, not sure if they would manage the whole block or sell partially as residential to investors.
