If you are able to get 328k then can consider. This range you are able to target the working group (Malaysians) and also opportunities to expats.
For the car park solution, I wonder if there is any monthly parking around the area?

So is this going to be a residential or commercial office based on sunrise plan?
635 sq ft x 0.42 = 266.7 per month Parking 250 per month
Total maintenance RM516 per month.
Based on calculation, 85% loan, Interest Rate 4.3 after -BLR 2% loan 30 years, need to pay RM1,955 per month for a loan of 395,250
+ maintenance 516 per month, need at least to rent out RM2471 to break even.
Anyone knows the rental around the area currently?

I guess after initial thinking, this will be a gamble rather than a sound investment. If it works out, big money. If it doesn't, better luck next time. Paying 2.5k with no tenant is no small matter to me
