Ok sure unofficially residential. So which rich expat will want to stay in an official "office". Why be dodgy? Which big multinational company will pay housing allowance for their staff to stay in an office? If you are a well heeled expat in KL, will you want to do anything dodgy?

What type of rental agreement will you draw up? How can your tenants apply for non-commercial rates of electricity, Unifi, phone line, Astro bla bla bla. How does your potential residential buyer pay the 6% gst when you flip the property? What kind of loan can your potential purchaser take? They will need 15% downpayment and 6% gst along with lawyer fees/stamp duty of 5%. You are looking at 26% cash to buy an office subsale.

Being "officially" an office makes a huge day and night difference.

Look at the office rental in the area. Then compare to residential. You will have your answer.

Also big wig multinationals usually take entire floors in Prestigious buildings. SMEs prefer top floors of shoplots because it's cheaper. So top of the line Grade A offices cater to big multinationals while Shop Offices cater to SMEs. Shop Offices on 1st/2nd floors charge rm2 psf roughly? So what is the target market now?

Klcc area grade A office oversupply is well documented. What more this kinda props? We'll see lar. Thats why everyone crying for SS to be residential. Office no demand lar in this area, so many empty offices.

When Kochin kor and Manutdgiggs kor make noise, you better pay attention.

Take office rental at 3psf lar since high class abit compared to shop office. Per month you can make 1900-2000 gross from a 636 sq ft unit say lar. Are you going to pay 850k for a commercial that yields 1900 per month? Say early purchasers got at 900 psf from dev. So about 550k for 636 sq ft. 1900 rental is nothing amazing for that kind of investment. You add in the risk that it might be kosong for a very long time due to office oversupply and slow economy, this becomes very risky! Classic high risk, low reward pushed by immoral "gurus" and sharkish agents.

Compare to a certain "guru"s comparison to Marc Residence and Vipod which are residential, a 1+1 6-700 sq ft apartment can give you 3.5-4k rental. This is where the con job is. People are expecting residential rental for an office, which is not going to happen.

Whoever told you office rental "even better" is bullshiting you, go after them with pitchforks liaw, it is a 100% lie.

Boss, like this at least still can rent out... In a certain certain famous prop, those kind of studios can fetch 1500 rental wor.... Give 6.x% roi. But the studios 280k not 850k lar hahahahaha.

Dont be so sure lah guys.
The reason i am being so key po chi is bcos it can and still poses a potential to be a resi even though documents does not seems to say so.
Hence a close look is warranted as it would pave the way for all these products moving forward.
Either way authorities are to be blamed for letting all these spiral out of control.
Who knows maybe they will bow to pressure as clearly resi demand is much higher than office demand.
Interesting times ahead.

Personally i do not condone this to be resi.
Why?
If this goes through, it just opens up a whole pandora box for developers to sell similiar products which is not governed by hda, stage billings that is way front loaded, held ransom for car parks, extremely tight space for living but with high selling prices but still affordable absolute price.

We shall see.
