I think everyone aware the title of spa is office. But what is the point that you want to convey, kochin kor?

point no. 1, not everybody is aware that it is office. even owners themselves included.
point no. 2, some agents are marketing it as residential.

if i am a common layman, 1st, i would genuinely thought that this is a residential based on look and feel.
2ndly, i would have 'trusted' agents promoting it as residential.
3rdly, i might proceed with purchase/rental based on the 2 points above.

but i am not common layman and yet i am still as confused as they are. lol.

Title is office. But can bylaw/local authority stopping you use it as non-office assuming no restriction from DMC. If no, mind to share what is your concern on the usage aside the paper title concern?

If your concern is llleagal residential usage, mind to share your view on projects such as Empire Subang, Empire Damansara, First Subang that already in operation where units used as residential?

And your view on the upcoming such as Empire City, Atria SOFO, I-SOVO, Arte etc?

important for buyer to know that this is a Small Office and not a semifurnished or fully furnished condominium as listed or pushed as.

time to get educated lor ... got sprinkler system ah? got allocted carpark kah? got people stay next to you ah? night time your neighbours all go home u also go home.

charges the same ah?

an informed choice is a very great service to many who buy this box.

You didn't share your concern about the usage other than office. I am just an investor and will let the market force determine the direction of the project. Let's see what is the trend 6-12months down the road. And since you are not owner nor interested prospect buyer, let's agree to disagree.

Most of the time outsiders looking at it rationally. Owners blinded or bias.
