Quite "un-Mah Sing". I don't think for an apple to an apple comparison, it would be cheaper. I bought their ICON Mont Kiara project which was advertised as cheaper than initial launch but only to find out that the finishes provided were much lower in quality than the initial launch. I don't think Mah Sing or any developers would want to be branded as not taking care of their early purchasers. Anyway if it is true, good luck to Mah Sing.

The price increase actually cut back but then consumer final purchase price gone up as now all lawyer fees and stamp duty gone up

I don't think it will affect much on the earlier buyers but more on the others project like element which buyers found them selves surrounded

Quite common. Even FACE Platinum, Le Nouvel, many others kena.

Yes it is non-compliance to some extent or full extent. Depends. Maybe certain things got amendments but not documented properly for approval. Or even maybe work on night shift which local authority may not allow. So kena saman lah

Just sourcing for potential client, don't say like that. no right or wrong, it's your option, u can visit sale gallery direct without making an appointment and buy at the counter without a marketing personnel, you pay the same price, doesn't mean you walk in got special price.

But for those clients who are busy to handling all the follow up will need a marketing personnel like us, so far my result is 100% loan approved on time and signing SPA on time.

I cannot believe how many agents are selling this USELESS SUPERDENSE PRODUCT! I've seen at least 20 spam advertisements of themed garden etc TODAY on all those FB groups. No one comments PM me pm me etc.

Hope no-one buys this one due to how desperate they are!

Based on rental market in msuites and the element, owners should be more or less know the rental demand in this area... Nothing much has changed for past 3years and no catalyst foreseen at next 1-2years in this area to turn the rental demand balance.

Another 1400units in the market. Would be interesting to see how it panned out.
