Really bad deal. This area vacancy is the highest in KV. U will be competing in an ultra competitive space with few interested tenants. Suitable for ownstay. BAD BAD choice for investment.

Hv u counted how many units in the area? We don't want a parklane situation for a 1mill prop. I think vacancy was like 36% before elements VPed. Now elements is ready. arte is underway n MCity will be VPing not long from now.

An article yesterday pointed out that highrise units are oversupplied at the moment, so u better check the supply n demand of each area before buying la flex.gif There's astoria, novo n reizz coming up in a 5km radius.

I will hold it until the new pavilion comes in together with mrt circle line. Property investment for me is for a long term investment, not short term.

I didnt say it is bad.... i said it is bad if someone buy to flip after vp. Coz oversupply will be a main issue here. Renting out will also be a challenge that time.

Not bad.. I think prices post VP will present negative real returns n rental here will be super stiff.

Elements:1040
Arte: 1142
Astoria: 1216
M City: 1500 units? anyone knows how many units here?

But anyway: 5000 UNITS IN THIS SMALL PLACE. The density here is maybe like 200 or 300 plus units per acre. Just imagine parklane is a mid low end condo so high density is acceptable but this one price like KLCC but density worse than Parklane (130 per acre including jalan).

I think elements was a good buy but this M City vmad.gif vmad.gif Moreover, my calculation doesnt include other condos closer to KLCC which im too lazy to list out.

AVOID AMPANG WHILE U STILL CAN

I didn't know Astoria has the biggest land size.. always thought m city bigger..

both boleh tahan la its arte n elements that greatly increasing the density tongue.gif tongue.gif Got reizz, 3 towers, novo..

Everytime i see M City's progress, it looks like more pigeonholes. I heard got 70 units in each floor across 3 blocks in M City (from the website).

I duno wthr the skyline will look nicer or just plain high dense. Arte got 50 storeys leh.

75 units in 3 diff blocks..so 1 residential block has 24 units..other one 30 for 1 residential block n 21 for soho block.

How many lifts per block? Anyway, I think in order for this area to work... it needs some transformation... like Amint bro said maybe need MRT/Pavillion to help boost a bit.. immediate neighbour now looks old.
