How's M City's sales?? How's it gonna compete with Arte & Elements which is much cheaper.

Moreover, Ampang/Ampang Hilir has the highest vacancy rate in Klang Valley condo's at 37%. Look's like M City's super high pricing for block 3 is gonna add into the numbers.

im comparing it with elements which is next door.. astoria n Arte is next door as well.. novo is out of the picture tongue.gif tongue.gif

My comments are mainly on the supply of units in the vicinity.. how many units does M city have? Elements has 1040 units.. astoria another 800 plus..arte another 1142 units..

If M city has 1k units (which im sure it has more when u add the SOHOs n all),

There will be 4000 units in a small area.. good luck guys!

I cannot believe how many agents are selling this USELESS SUPERDENSE PRODUCT! I've seen at least 20 spam advertisements of themed garden etc TODAY on all those FB groups. No one comments PM me pm me etc.

Hope no-one buys this one due to how desperate they are!

Really bad deal. This area vacancy is the highest in KV. U will be competing in an ultra competitive space with few interested tenants. Suitable for ownstay. BAD BAD choice for investment.

Hv u counted how many units in the area? We don't want a parklane situation for a 1mill prop. I think vacancy was like 36% before elements VPed. Now elements is ready. arte is underway n MCity will be VPing not long from now.

An article yesterday pointed out that highrise units are oversupplied at the moment, so u better check the supply n demand of each area before buying la flex.gif There's astoria, novo n reizz coming up in a 5km radius.

Arte: 1142
Astoria: 1216
M City: 1500 units? anyone knows how many units here?

But anyway: 5000 UNITS IN THIS SMALL PLACE. The density here is maybe like 200 or 300 plus units per acre. Just imagine parklane is a mid low end condo so high density is acceptable but this one price like KLCC but density worse than Parklane (130 per acre including jalan).

I think elements was a good buy but this M City vmad.gif vmad.gif Moreover, my calculation doesnt include other condos closer to KLCC which im too lazy to list out.

AVOID AMPANG WHILE U STILL CAN

Not sure but M City got 1500 units+commercial over 4.95 acres, elements 1000 units over 2.7 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres (i jus google the project name n acres tongue.gif )

Total: 5000/15.30= 325 UNITS PER ACRE
