The size is huge, but the 'show' - the center tube, works like a 360-degree plasma tube show to road users.

I so hope there's a transparent swimming pool in the tube which could view from under.

Princess, I hv seen too many such character. So learned along the way to just ignore. On LAD, I have gone through my SnP, I think LAD should start already like you say in May. Well, I am actually like the place if it turns out to be like their illustration, beautiful lagoon, hanging garden, well managed shopping mall and also good tenant mix. I may convert into my KL office and weekend home. Look forward to VP ASAP. Best of luck.

Noted & thanks for your advice. I kinda understand what you mean...

If Mcity didnt offer a duplex unit, i think i might not have the interest on it. Was a lil hard to make the decision because most of my friends saying that its quite expensive & spending 1 mil on the small hut its a bit too much. I got affected by all the opinions making me indecisive...

Yes I bash m-city non stop, but never bash ppl.

New buyers come here for advice and we shld tell honestly our thoughts, not refraining ppl from expressing another opinion. Imagine the first day you're investor would you welcome more opinions or just lure more ppl to die with u merely u bought one there?

At least I don't bash ppl, I leave that to God and stop pretending I'm higher than any self as I'm not. And I hope you stop being sarcastic and move on with this topic and help new buyers.

this project Mcity from lauching price 500k+ can sell with 1m now haha. Massive singaporean investor sure happy forever thanks to those who never study this project history and willing to buy it with 1m when they can bought it with only 500k(with DIBS) on launching price few years ago lolz.

if die die must buy this and with regards to price, one need to look at very first initial prices and compare it to current - strip it all down and
do an apples to apples comparison..(.note am just looking at one aspect ie pricing ONLY..)

so if you can get in at equal or below the initial prices -then its worthwhile considering I reckon..

then within the development not all are the same obviously ..to stand out you need to get in with the best of the best (so to speak ) - best view, best layout
etc..

BUT for me, the current jam in that area is a concern but not my biggest concern.

My biggest concern which would have to be the delivery and execution of the end product ..its challenging looking at what MS has promised and looking
at their track record which is quite limited for now, it is not very encouraging..

just my personal views on a lazy sunday morning ...smile.gif

1m for duplex i assume 800 sqft. at that price why not buy a normal 1+1 bedder in city area proper? i assume for the location transport is important - in city proper, puhlic transport is already ready not some rumoured mrt at ampang point or mrt at ampant park many years to come and ? minutes drive away (whats convenient about it then???). subsale also better so you dont need to worry about VP?

i am guessing the duplex concept is very enticing but...i don't see the practical points myself.

speaking as a almost-buyer of mcity tongue.gif very pissed that the price now is actually lower than when i booked. i thank god over n over again i failed to purchase tongue.gif

For the price they are selling now, I agree there are many choices around. Cash is king now and loan is difficult to apply. Those who still have capacity should capitalise your strength to bargain. Developers also know that tough times are coming. It is going to take a while before it recovers. Likely we will see more promotions, more discount. Just came back from Tropicana Metropark sales office. Last week provided Penang food, this week Nyonya food and free tour to the Central Park. Price has also increased by easily 20-30% since launch! I think. All developers are trying to clear old stocks. Btw, MCity duplex is quite nice. Unique feature is both floors can access to lift and furnishing provided are of Hin quality similar to that of M Suites. All the best!

Personally for me double story houses are a good commodity for investment because no matter what to keep within the (new normal) price of RM 1 million (RM1M) the locations are getting further and further away from good locations yet people still buy it. However, generally people are not so interested in renting landed except for areas near colleges for students or kintergarden -- so it is mostly a one off deal of buying it cheap then hold to sell it at a higher price, i was lucky during the early years I managed to rent one corner unit as a kintergarden for a few years while the place matured before selling but i found out that renting landed is quite difficult to evict bad tenants as i can't just block their access card when i make a complaint to the management.

if you're like me and prefer
1. location
2. convenient (shopping mall below/nearby)
3. safety/security
4. basement parking (won't get wet even under heavy rain)

and not into
1. gardening
2. lazy to upkeep house (landed u gotta do your own pest control and maintenance)
3. living in semi ulu place

then living in a condo in a good location in kl/pj won't be an issue
