If MYR 1,700- 1,800 for a fully furnished Studio for the price are way too low in my opinion.
Fully furnished rent out at that rate mean 2 years you haven't recover from your renovation cost yet.
 
Simply any ulu-ulu place like Kota Kemuning, 500 and 700 sq ft can get 1,300-1,500 dy.

Averages out to be more than 70cent PSF
