Any master/guru can commment about the location of house no.25 ( PT117024 ), is it facing road? Concern about the feng-shui of the house, being "Sha Qi" etc...

if you can get this unit now as a droplot at the original price ... go for it, the house itself is 26X60. if it's already yours, congrats! Good buy.

Listen to your inner voice and ignore the poor counsel, i'll been consulted to a feng shui master which fall not so favourable to my own "bazi" for the house, when it comes to living however the master seeking to help me revealing the house good sector and some "charms" for the better "flow" , which yet to be performe. I persueded to stay, as the most important thing people need to know when they insisted to stay at one place is safety offer, potential to creating good community and enviroment, or whether u could adapt to the hood. As far as i concerned , facing empty land or T-Junction definetly not a good agreement to live with. ( put in mind there were wealthy people live in T-Junction road too, and one of my rich chinese client driving his car with 4444 plate ) I'll never underestimated feng shui ability but will never an avid practiotiner either. The best however get a consult from feng shui master, as good advised or bazi or whatever it might be u been practising wont comes free. Free advise are risky! maybe facing empty land resident will fatt fatt fatt also whose know.......

I think 11 Avenue is positioned as its own enclosed commercial area. It's close enough to the main road. I'm curious as to what SD plans to do with the land in between Jln Meru & 11 Avenue. Would be nice if it's a large shopping mall smile.gif

Got to make it more vibrant. Problem
with SD is they don't have much unique concept
for this commercial project...otherwise ended to be
a quiet n inactive commercial area

SD sales person said previously that they will disclose plans for that plot when they launch 11 Avenue. Anyone going for the launch on 18th? Do share the plans if u find out.

11 Avenue.. how many shoplot..?? any idea..?? Where is the entrance..??if the concept of shoplot not unique.. it will ended like the BBR Taipan or.. sama nasib like those shoplot facing Jln Meru before BBR entrance.. all also tengah mati katak bertahan business.. so SD must come out with some brilliant idea to make BBR more lifely....

SD Keep on launching new project to gorek money but the progress of construction is a bit on slow side... look at Delmara already so many months habuk pun tarak... look at the Fuego progress.. damn slow.. I guess only Avani is progressing well.... For 11 Avenue.... I guess it would be another BBR Taipan..

It takes time to build a township. And township can't run away from the support of commercial shops.

Currently, there is not enough population catchment because not many new houses are handed over by Sime in year 2011. Why? Because in year 2009, almost no launches by Sime.

It was only in year 2010 and 2011 that Sime launched new houses and these houses would take 24 months to be handed over.

So, only after 2012 or early 2013, we will see more people coming in. Businessmen will then set up business here.

Bandar Bukit Raja Taipan is at least 4 years ahead of this 11 Avenue. It takes 36 months for VP (for these new shops). Whoever buy 11 Avenue shops will have to wait till Nov 2014 to rent the shops out for rental.

Take note that shops are 36 months and houses are 24 months for VP from the date of S&P.

Hmm doesnt seem to make sense..if i'm the developer..i'll reveal my big plan in order to boost up my sales.. especially when taipan still is so 'empty'

T.soon.. you dah move in kat Ellis ke..??? what is the situation there at night.. very quite.?? ada guard ke..? Total berapa rumah dah occupied..
I look at the Taipan BBR.. dulu ada kedai cuci kereta.. now close shop.. itu kedai servis kereta pun business tak baik... cuma 99 speedmart saja yang ok..
