It is true that Bukit Raja Taipan is like a dead town now. It is not hard to know the reasons.
The first phase of commercial area was launched in April 2008 and second phase in Aug 2008, which was the start of the economic downturn. Ever since then, until late 2009/early 2010, Sime Darby decided not to launch any more new houses. It was a very quiet 12-month period from Dec 2008 till Dec 2009. You will see almost no new houses handed over now (as new houses are supposed to be completed within 36 months). Not many new completed houses are handed over now, mean, you hardly see any new residents. Without any increase of population, businessmen prefer to wait and see. Good thing is that, within the next 12 months, upon handover of many new houses, things will change. Taipan shops were handed over between Nov 2010 and Feb 2011. Taipan USJ and Kota Damansara took about 2 to 3 years to see business booming. The current Setia Alam shops took about 3 years to reach where it is now. In short, just a matter of time. It takes time to build a township. And township can't run away from the support of commercial shops.
Currently, there is not enough population catchment because not many new houses are handed over by Sime in year 2011. Why? Because in year 2009, almost no launches by Sime. It was only in year 2010 and 2011 that Sime launched new houses and these houses would take 24 months to be handed over. So, only after 2012 or early 2013, we will see more people coming in. Businessmen will then set up business here. Bandar Bukit Raja Taipan is at least 4 years ahead of this 11 Avenue. It takes 36 months for VP (for these new shops). Whoever buy 11 Avenue shops will have to wait till Nov 2014 to rent the shops out for rental. Take note that shops are 36 months and houses are 24 months for VP from the date of S&P. I believe Sime Darby is speeding up the construction. The progress payments will generate cash. Look at the Eleven Avenue shop houses. 6 months ago, I hardly see them. Now, they are almost 40% done.
If the serviced apartment is confirmed to be launched in Mar/Apr, it will provide at least 100 to 200 units to the market instantly. Sime Darby has to get other things ready - mosque, school, petrol station, police station, etc to get people moving in. |
