Hi,

Anyone knows how the balloting process is like for Sime Darby properties? I'm interested in the Avani units that they will launch soon. Will individuals need to queue from wee hours of the morning just to get in and "qualify" for the ballot process?
Also, how is access to KL from Bukit Raja? An hour in traffic conditions? Haven't decided if I'll make it a home or investment. Just thought of getting a unit of my own and worry about that later:p

An intermediate (non-bumi) price is 438k.
Its not 50 which they sold but 138 on the day. 56 were preselected by staffs from a total of 194 units. Yes, they were snapped up pretty quickly and everyone was eager. There were people putting in multiple bid entries to increase their chances of winning the bid. Luckily me & my gf managed to get selected. Bought 2 units but intermediate only. All corners & endlots were all snapped up by the time its our turn to select our units.
I kinda like that location coz there are two entry/exit point and whole compound can be fenced and guarded in a way, although the police station is just to the north. Funny thing is, units close to the police station were not chosen when we selected our units. Wonder why tongue.gif Also, to the east of the plot are shops. It used to be for housing but we were told by SD staff that they have converted their plans for shops. That meant the area for shops there is huge as its combined with those preplanned shops located just next to Jln. Meru. I'm hoping that this would translate into a buzzling lil town center in time to come.
Well, no regrets now. Will just hafta wait and see.

P/s: Not many units left when we went off and there were still loads of people waiting inside to pick units and outside as waitlist in case some opt out because they cant get unit they want. But I think they would probably finish selling off all units. Quite a few went home empty handed.

Agreed. Thats what drives the prices up unfortunately. Nevertheless, its the risk that the individuals take as well if prices starts to drop. I'm not sure if the units I buy is for investment yet tongue.gif but will probably rent it out when its ready and pass it down to kids later. I'm sure prices will be a lot higher 20 years from now, so thought I might as well get it.

keng ah! this BBR suddenly become hot spot. I went to BBR sales office at 930am on sat, full house all the ppl bringing along one BIG envelope with all the $$$/docs getting ready for war! then about 11am i was in Setia Alam sales office and macam tengah hentam lalat! Perhaps Setia Alam really overpriced at 580k for a 20x70 linkhouse..... icon_rolleyes.gif

I think next launch is sometime in May/June? I overheard someone talking to sale person. Lake-side 2 1/2 storey 26x75. She said boss told her gonna be around 700+k

Thats assuming the investors in SA wont goreng from now till June. Otherwise surely price increase again.

I didnt know there were plans for a golf course. Is that confirmed? So its a club house?

Anyone knows wots the big piece of land to the north planned for?

Yeap. I agree. Just down to individuals. It would be far if considering people working in Shah Alam or Klang. I have high hopes for Setia Alam & Bukit Raja township. Although it might not be as upmarket as some other places in Klang Valley, I believe that cluster has got potential. Lets hope that the commercial area of SA and BBR booms. It'll be quite a nice place to live in time to come, if not now... Price wise, I wouldnt call it a bargain. I can still remember 2 years back when I should have commited myself in buying a house. Now can just curse tongue.gif

I think this is on Jalan Haji Sirat? I remember driving through an existing enclosed compound that says something like radio transmission center. But it looks abandoned. Its quite a distance from the new development area.

I think Fuego previously had MOT covered as well? For AVANI hafta pay yourself. I think all are probably priced correctly by SD to maximise returns. We only need to see how fast the units are grabbed on launch day sad.gif

Your fren would be really lucky to grab any. When I went to make first payment, there were plenty of people asking about them. All disappointed! There's probably a long list of people waiting for ones with loans rejected. SD staff might be given preference to snap up those maybe?
I think your fren would probably need to wait until their staff release theirs at a higher price...

Don't know about how the lakesides would do end March, but I think those shops beside Avani will sell like hot cakes. Quite a large area reserved for shops. Actually there were plans for houses beside Avani but I was told they changed that. Then whole area after Avani until Jalan Meru will be for shops. That area is more than 2 times the size of the current Taipan units location. I think its a potential commercial hotspot.

but the after "mess" it creates...
if seriously BBR wanna charge... i dun mind paying (reasonable amt, dun chop2)...
janji muz be tip top and nice...
even if they dun wanna include alarm...
they can at least add sensors to windows panel, doors etc.
each magnetic sensor oni cost RM3-4 nia (cost price)...

Gadget, there are plenty of amenities in BBR/SA area too. Look at the big picture. There are plenty of shops planned in BBR as well. Open for sales in May I think. And I'm quite sure Starbucks or Coffee Bean will sneak in there somewhere tongue.gif Takes a little time but the potential is there compared to saturated overpriced locations. I've never seen Klang developing at this rate 10 years back. It used to be a slow town eventhough its labelled the royal town. But these few years we've seen development picking up quite a bit, probably due to scarcity of land.

Also, I remember my parents telling me how Subang Jaya have bad reviews in the past. People say planes flying past noisy la and so on. But property purchased at 40~50k, now 600k onwards for the same old unit ... I'm personally happy with the two big townships there (BBR/SA). Hopefully they'll work together to complement each other.

Hmm, I'll go ask SD for some reward for saying good things. Maybe they can provide us with free alarm system for our property eh tongue.gif

Perhaps they dont ant to pass key first because they dont want investors to start selling to secondary market? Maybe if a lot of people start selling they will find it difficult to sell their new units? I think they wanna make sure they control the market ler tongue.gif

Lets think on the positive side. Maybe they want to let the houses settle awhile so that they can iron out any issues before handing over to the owner? E.g. if there are any cracks or leaks... Maybe part of their quality assurance process?

I rather have them iron out any issue before handing over the key. That way, I have less headache (or heartache) when I live in it. smile.gif Patience la, as long as they deliver on time as promised, I have no worries.

as you might aware, mostly is chinese occupied and "we" as a race, don't just sit there looking at the rainbow cloud. we make report and push this news to make sure it never happen again. at least if they don't that, i will. but too bad, during my stay, beside the high crime (which i make few police report to justify more patrol during night), i prefer this place to my ex-house @ tmn tenaga, cheras, kl.

I had a look at Aman Perdana previously as well. Their prices are much more affordable but there are some factories nearby that does put out some smoke. Drove to the corner of Aman Perdana that was most affected and could feel that visibility was slightly reduced(like slight haze). And yes, there is smell there. I was looking at SemiD unit at that time which was about 500m away from the factories i think. There was a bit of smell when I visited during the night. So I didnt want to take the risk and commit.

This is quite a distance from SA so I dont think SA or BBR is affected by this at all. Haven't confirmed at SA, but BBR nothing from all my visits. Quite sure big time developers will ensure that their investment is protected.

I'm thinking about it also. They've positioned quite a big square for their commerce area. Looks promising but I think probably need 2~3 years before we see it buzzling like Taipan in USJ. Mind you, whoever had the staying power after buying taipan probably made a fortune. Thinking ....

How is it you still haven't got SPA? I got mine awhile back now and just received letter for 2nd payment a few days ago.

510k so fast? For Avani? Sure or not.
My letter states 2nd payment needs to be done by 13th June. I'm gonna take a drive there to see if the foundation is really done! Shit 510k got ppl buy ah? Slowly going into SA price range dy.

I just checked this evening. It's true! The structure is up! Can't imagine how fast they are working. Before even making my 2nd payment, looks like 3rd is coming real soon tongue.gif Anyone knows how's the release unit for 510k doing? All snapped up?

I'm not sure about owners who bought units near the highway but mine is 3rd row from the other end so maybe progress there is slower. But they already ask for 2nd payment from me so foundation should be already done.
It probably takes awhile for the progress status to feed to SD finance before they trigger the payment request I guess.
