the bankers only look at how rich the applicant's are. if that fella have good liquidity, he want to borrow to invest in cockamamie startup also can get one.

the above not saying the fella that bought a unit is a wrong move financially. we will never know until years later which move is correct for financial gain.

I prefer not to tell. cause later people ask me for proof. I can give you hint tongue.gif - one of the reputable bank.
But let me rephrase, the bank still value this project. So like my friend a subsales buyer still can get loan approval with only minimal deposit.

As if local banks could take any assets for collateral.

Don't need proof, subsale buyers could find out themselves. If you don't tell, they go to wrong bank, got rejected and complain. I am sure you dont want negative impact on your ec investment.

well we all don't want negative impact for sure. just take it easy, move as it goes. The subsales agent have few branches of bank they knew that they would approve if their eligibility ok, my friend did took their advice and went for the one they recommended. Might want to ask the agent themself, they also want sales. Anyway it really doesn't matter, the negative news of this project is already being done so hard. So much so some sellers are already selling as dead chickens, probably they hold too many units to cover. I am worry about my unit condition too, like some of you guys do. sweat.gif Anyway, as said by someone, we will never know until years later which move is correct for financial gain. We are yet to see who will have the last laugh.

issue to consider if buying from a problematic developer
for those who want to pick " dead chicken" ...

please think x2

water leaking
window cannot close
pipe burst
drainage problem
ventilation problem
wiring problem
tiles+ finishing

when this happen, can u depend on the developer to fix for u when the developer have more issue to settle

cheap thing can become cheaper,

just my 2 cents...

Many branded developer like sp, mahsing, ijm also got such issue..no 1 is 100% perfect..as long as the building not falldown, apa issue also can solve 1..

The 1 u mentioned are those developer who will care for their reputation....of course they will fix for u that why they are branded.

If VP can be that bad, do u think the developer care about that.They have more thing to do to complete the project...

Any thing in your unit is considered minor..

Exactly! The problem alot.

When I had ED, as I said earlier in this topic, I had to fork up 5k extra just for workmanship to do repair job before even starting to renovate the kitchen. and manage to rented it out for 1.5k until now. So... if you ask, why I still want EC? because I am already preparing these part of money to do the service. brows.gif

I think investment is about the same thing. Some will take the risk and enjoy the fruits, some took the risk and end up cry in the heart. There's really no conclusion till the last day..

ED easy to rent out. Decent returns.

EC location if off. If no mall, really no traffic. Hence till mall ready, rental gonna be bad.

Subsale price for EC edi down from 360k 6 months ago till now 320k auction no bids. Let's wait 288k see

Look guys. There are good buy and bad buys. Blessed are the the development who have good and bad buys to balance the so called bad portfolio. For those lucky enough it is minus this plus that, but what about those who genuinely want this particular prop for own stay. Say after get married, and all. Now think, is it fair? Please remeember, while K is full of trolls, we do have a general positive intention, we don't
