I tot units are supposed to be fully furnished. Didn't even see any furniture in the pics. Even Aircond not installed? Water heater?

Handover of studio or soho 1 first? From outside soho 1 looks faster. But building architecture really look amazing. If the commercial activity become big, this place will become a huge success I think

Went there to busy body today.

SOHO 2 common area still being done up. Lobby got Aircond and lift area ok. No CF yet but looking at condition likely soon. Even number floors got common area, quite nice. Only thing is if got lotsa college students staying, they might congregate here and be noisy. Or kids playing here will generate noise. But still a feature not seen elsewhere. Odd floors a bit like hostel. So even numbered floors units should be a "better" buy. Or higher price, depends on pros & cons.

SOHO 1 common area very bad...scratches, chips, holes, urine smell, rubbish dumped, construction materials everywhere. CF at least 2 months away IMO. No "common" area like SOHO 2, corridor standard width but walls all tiled up unlike SOHO 2, though SOHO 2 common area walls have some design. I think tiles look more "classy". Units look "wider" and "larger feel" than SOHO 2 though its only about 30sf bigger. Partly also because the bathroom in SOHO 1 is smaller than SOHO 2, so mezzanine floor room space also feels bigger. SOHO 1 units have "netting" patterns outside windows of some unit....looks good from outside actually, but from unit viewing outside, it partially "blocks". So IMO, units that have windows without "netting" outside would be more appealing....maybe higher priced?

Didn't have time to check out studios maybe next week.

But what is apparent is developer is not very good. They are late to deliver and even upon VP could still not complete the common area in order to get CF fast. As this project is not under HDA, it circumvented the usual schedules that required common area to be done before VP. While developer is legally ok to do so, but it creates a very bad impressions on buyers who expect a certain minimal quality from a such a high profile developer. An important note is that warranty period is only 6 months from VP, so if CF is 2 months after VP, then you have only 4 months to really test out the units. Usually leaks/cracks show up bit later, hence the HDA mandatory 18months liability period.

BTW, I'm NOT vested in both these SOHO 1 or 2.

I think studio should be able to get 1.2-1.5k/m for 345 & 363sf. The Soho is about 2x bigger so 2k/m should be doable. But caveat is that there will be competition as many units will flood the market, hence some discount in the 1st year or so (or till most units get occupied).

Maybe. Conservatively compare to R1 instead of R2. R1 same size 1.5k ff doable. Say discount 150 for cost of renting car park, and another discount 50 for lacking facilities, 1.3k should be doable. Discount another 100 for short term competition, then 1.2k. Attraction is "newness" factor, high floors with view potential, "relatively better loaction" for those that prefers this part of DP. I guess 1.2k should be fair minimum. Of course there will be those that will rent lower, those that will be higher. If priced too low, then risk of attracting "unsavoury" tenants.

Question is if 1.2k, (LETS ALL IMAGINE IF we're one of them), will existing tenants think of moving from older studios to ED studios? Will it then cause owners of eg R1 to lower rentals to keep tenants? Will this then lead to ED owners asking for even lower rentals?

Bottom line is that there is alot of units released into the market in the short term of coming 6 months at DP. Neo also coming. True market rates will be known within this period. Prolly take 1-2 years for full potential to be unlocked.

8th & 11th floor. THis is "asking" price for a caller expressing interest to buy ya.....u knowlah agents. If you call and tell them you're an owner thinking of selling, I'm sure they'll tell you that market price is xxx

But at 410 for high floor, I think is a "relatively" good price for buyer. 5xx/sf.

Coz for owners, money edi made. Fai si artificially "talk up" the property some more to increase price.

VP is one thing but CF is another.

Today had my first visit to Studio, after so long time. Actually better than what I'd expected. The lobby is classy. 5 lifts (including 1 service lift).

What was amazing was the floor to ceiling height. Didn't measure but looks like 12 or 13 feet! Now, that's interesting because most condos/service apartments are 9-10 feet, mostly in the 9s. The extra 3 feet makes the place looks "bigger", definitely roomier! Compared to all other studios in the vicinity, this is the best wow factor! While the curret price and value psf can be debated, the fact is that the developer spent extra for construction cost to make each unit taller! With the floor to ceiling windows, the views especially high floor units are quite nice. That's why the high floor units are in demand right now, with premium pricing.

The pool is at 40th floor, top floor. Not sure if there'll be free use of pool. There's still lotsa touch up to do but the development is really nicely planned in terms of architecture and landscaping. I can already imagin it'll be a nice spot for couples to take wedding photos in the future.

Should be. But not sure if its gonna be free. Can't remember if pool was listed as one of the facilities. But it's not a big pool. And at top floor, quite scary. Prolly coz they haven't finish yet. No railings there at all at the moment

R u sure? I mean I didn't exactly measure but the mezzanine floor height is definitely less than 8ft. Prolly 7-7.5 feet as I can touch the ceiling by just extending my arm full length. The ground floor is regular height, max about 9feet.

But if u measured it, then u're prolly more accurate than my estimation.
