it is OK, bcause it is under DIBS, so long as dev don't deliver, owner no need pay installment. no?

To have a piece of mind over the weekend, i just called UOB to check on the interest rate.
It is still the same, no changed.

Further checking with the staff, the rate will be raise by 0.5% if the payment was late for more than 30 days.
It can be appeal to revise back to original rate after overdue payment made.

Ya...same goes to me....I was convinced to go for Empire City after seen the Empire Subang...

If the developer didn't abandon the project and still have cash flow to service all the interest from DIBS... Yes, u don't need to pay. But ultimately its owners responsibility to service loan whether it's from own pocket or developer bear.

It is very alarming to see many purchasers and borrowers here were clueless about DIBS.

If developer pack up and decided to go Holland, borrowers are still obligated to service interest AND installment back to bank, because the monies have been drawn down to developer. Only problem is, you don't have a finished product to stay or rent or sell to repay your loan. Meaning you're going to repay an empty loan or risk ruining your own credit ratings.

Yes it's the same for every case if developer go Holland. But based on what I read here, a lot of borrowers thought DIBS means they don't have to pay anything unless they get their units ready. Technically this is only true if developer complete and deliver the project on time.

Just that for DIBS, the installment will be pay by developers during construction period, but the loan account is under purchasers, if developers no pay, late pay, purchasers jialat lor...
