Hi Guys,

My parents are looking at a 400-500k property which I will be using as my own stay for a couple of years before renting it out, I came across Empire Damansara and I have to say it looks glorious. I really like the design of the retail stores as well as the layout of the units. The problem is though I have heard a couple of negative reviews about the units in regards to the poor maintenance, I was wondering if this is still an issue and at a price range of 400-500k (for a 1 bedder) is this considered a good buy in Damansara Perdana. Would love to hear your thoughts on the matter.

If your budget is 400-500k, ED units are way below your budget. In addition, to the various problems highlighted (leaking in many units, basement car park flooding, commercial rate utilities, developer reputation to screw owners, to name a few), please look elsewhere. The Klang Valley is in oversupply of full sized condos, why get a small SOHO unit?

That's funny as when I was looking for condos I did come across 1 bedders price around 450-480 which is within my budget requirement for a 1 bedder. So the problems have not been dealt with and it's definitely worth looking somewhere else? Thanks for your prompt response

eeee.....what can I say? rich gen y lah.....like everything fancy looking on the outside, but inside nothing great to offer......
also its a good hangout place for this gen y downstairs......

up to now, I still dunno how even a single person can live in a box for few years.....

but the unit in ED is not as small as you think, soho 1 or 2 is around 700-750sqf (and extendable to 9XX sf if you extend the upper parcel fully) , the small unit maybe is Studio unit which is 3XXsf.

what is the ceiling height of soho???? can extend and live comfortably meh?

I know SOHO subang only 16'.

Yes I was referring to the 3xxsq earlier.

What do you mean by you absorbing the maintenance fee? Usually new owner takes over the maintenance fee after vp to the new buyer.

There is no CCC/CF for now which mean is not ready to move in but developer start charging maintenance fee. Target to obtain the CCC by 1st Q of 2016.
