eh? it was a debate of rm400psf for a 500sqft unit OR rm500psf for a 400sqft unit.
nothing was mentioned about rm400k for 500sf wor.

PS: ED also don't have car park mah. but that didn't stop a bunch of people from BBB mode.

imho:rm500psf too pricey liao. comparable to seehoychan about to launch project too but too big built up lah. average 2000 sqft wor.

so u're basically saying u're buying irrespective of the layout/conditions, as long as they priced at rm200k?
no CP, 400 sqft, leasehold, etc...?

looks like MEH is good at their psychological pricing strategy then.

EC was launched before 70% LVR. Those who applied loan earlier did not get caught. for those who applied late might kena lor. but then again if purchaser buying only 1 unit, he/she might be able to finance it if they are choosing the cheaper ones.

fyi, there are a lot of well known developers on the same list ler.
eg. desa park city developers.

but all in all, i personally do no think that empire is doing a good enough job in terms of their corporate image.
on their pros: products seems interesting enough with decent location.
cons: highly doubt their capacity to deliver on time on at all. doh.gif

from what i know, there's a minimum ceiling height for a building. if MEH don't know nevermind, a professional architect MUST know. and since drawings are submitted to council by consultants, the developer and consultants share the blame jointly.
also there's height restriction for a building. from little birds chirpings, they are saying MEH knows they can't achieve the no. of units they were hoping for and so they just charge ahead with it (by lowering ceiling height). so now they are caught with their pants down.
same goes for ED. understand they were adopting similiar strategies. paper design and actual product will surely deviate. don't know whether council will let them make the council looks like fools again or not.

CCC is given to entire project. even if partial CCC requested, usually it's by blocks and not by units.
but all in, i do wish to see sucessful completion and handing over of these 2 projects.
paperwise, it looks fantastic.

realistically, <please don't flame me>, if i'm commanding the ship at MEH, with such fantastic sales, super positive cashflow as of now, anticipated BIG problem for completion on time and compliance to SPA and authority requirement.
it does tempt one to take the easy way out right? doh.gif

tips:
check your SPA sq ft (you will see that this is inclusive of your 'mezzanine floor'
check with council on approved building plans. it will NOT show any mezzanine!

thought empire damansara has been vp'ed?
but yesterday night pass by? even common areas were not lighted up.
and for such a high number of units projects, even more puzzling how come nobody talks much about it in this forum?

Mammoth style is always to attract. Hence outlook, facade and common area must be loud and striking. But once enter into the unit, it is entirely different story.
Their philosophy is outside is developers image. Inside is nothing to do with me liao.
Hence they only put effort to beautiful area visible to the public.
Btw, I have never seen anybody plant trees so much in advance prior to completion.
But all in all, congrats to all purchasers. Looks like they strike jackpot if they deliver the project.
Looking good and forming to be an iconic place to be soon.
Might even steal some thunder from 1utama, curve and publika
