Dear all Nusaputra Precint 2 neighbours,

You are all invited to join the Persatuan Penduduk Bandar Nusaputra Precint 2 which has been registered.

I just finished a meeting with the committee members and there will be a membership drive on 21 April 2012. All are invited.

I think this is one of the worst developer.

My friend bought a unit there and I went with him last Sunday to check the defect.

They juz hand over the unit to my friend without complete the plaster ceiling, wiring, floor tiles.

My friend went and argue with developer on how they can hand over without complete work. Guess what they said?

" We will complete the work together with your defect complaint!"

Gosh.... I think they juz trying to handover so that they can avoid the LAD claim.

they have reason on why they did not complete certain things...

itz best that your friend can clarify wit the project manager... he's quite ok... and they did all the defects as well as uncomplete within 7 weeks...

which developer does not have problems unless you purchase those that is complete and sell like hap seng...

i suppose when they hand over vp.. they can claim certain amount from bank.. i've asked from buyer from previous phase (amber) also same issue.. hand over but not complete.. anyway.. now he's happy coz he got buyer that is willing to buy his house 150+k more than his buying price.. but it is still less than 3 years since his purchase.. so he hesitate to sell and would like to stay there for sometime..

important thing the developer will fix asap your defect.. but still i don't fancy handing over vp but still not complete..

Handing over an incomplete unit alongside with VP as to make a progressive claim via the finance institution is a fraud. If a claim is made, you will received correspondence from developer with architect approval on the scope of work done, and this letter is attentioned to respective corresponding bank and cc to the unit owner. You may bring this case to Persatuan Arkitek Malaysia (PAM) as to question the architect's malpractice.

A claim can only be done after the construction of each multiple stages are checked and verified by the architect. Should the work done is incomplete, the architect is NOT to approved the progressive claim letter. But in your case, since the work is not fully done and VP is already handed to you + claim is also done, please do as advised.

You will bring the developer down to its knees. The same will happened to the architect who acts as an subordinate. Taking action is the ONLY way to gain result! It is time for the bullies to pay!

Unless you are used to get cheated, there is no excuse for cheating! Regardless of developers reputation, you have every right to voice your demand. You are not asking for more but merely a job done in accordance to a mutually agreed construction specifications.

I can understand every developers have their own weaknesses, but that doesn't give them the right to provide clients wt shoddy work. You are paying with your hard earned money, hence do make it counts!

yeah...totally agree with you.. really need to take it serious in this case. willing try to call the developer again regarding the completion. if they really cannot give me a satisfy answer. then i will take action against it.

when we got our keys, we complained to them and they asked us to follow s&p... my huhby were pretty pissed off and decided he went through the s&p, check our with some of our developer friends and relatives. so according to s&p the developers have 30 days to complete the job (complete unit with settled defects)... so we hand in our complains of defects including the flooring and other things that are not done accordingly

once 30 days, we have already prepared the letter to send out to council and we know we have the rights to ask our contractors to fix it and the developer have to pay for it... we gave a verbal warning that we have got all that in hand and hence the developer settle our problems within the 1½ week time...

but anyway, what i am saying is after all they are not as bad. i've met worst. my bro's apartment, he bought in the year 1999 or 2000 cant remember... and now only they got their keys. my best friend's hse, water tank burst and also dozens of defects. they took their key on 31st Dec and now still doing defects... so, i'd say ours is pretty good... they actually gave us the final keys after 6 weeks and now we are in the mist of renovating...

I totally cannot agreed on what you said "they have reason on why they did not complete certain things... "


Incomplete is incomplete, not matter what reason/s they have, and it is fraud to hand over the incomplete property to buyer and consider the property is completed. mad.gif

I agree with you but quite unfortunately, they are protected by the s&p. I did some study & even consulted with a lawyer. Nothing can be done. sad.gif

File a formal complaint on the architect in-charge to PAM on malpractise instead of bringing the developer to the court. Please read my previous post.

Thought and consulted about that but structurally, it is complete. So again, nothing can be done. Not complete is finishings which is not part of the schedule.
