BANDAR NUSAPUTRA - Cyberjaya locality at Puchong price Actual View of NUSAPUTRA PRECINCT 1Located at the fringe of rapidly growing Cyberjaya, houses in Nusaputra (a G&G community) are affordably priced in the region of RM200/sf. Compare this to other neighbouring developments in Cyberjaya (e.g. Symphony Hills) which are going for RM400/sf. Nusaputra is only 4km from MMU and MEX highway via the newly completed cloverleaf interchange (see map below - circled in red). The new interchange is a boon for Nusaputra in terms of accessibility as well as potential growth in property value. Nusaputra: Environment & Surrounding (click here)

leasehold property is headache to buy and sell. It cost more for legal fees. When the lease getting less your house value will drop.

went to see nusaputra area before. not bad, but quite expensive considering it's leasehold, no public transport, no hypermarket, with the location, only targeting people that work in cyber/putrajaya.

Phase 1 sinking (just have a look at the houses already there)
The last 500m of cloverleaf interchange not tarred as the developers in the area bickering over who should pay the balance.

http://mynusaputra.blogspot.com/2010/09/ne...-cyberjaya.htmlTalking about ideal properties, priority always been given to some criteria like location, price, developer etc. Same goes to Cyberjaya & its surrounding, dedicated KL-Putrajaya Hiway (MEX) gave a big impact to properties here. Lots of luxury project already take in shape namely as Garden Residence (Mah Sing), Symphony Hills (UEM), Summerglades etc. Ironically, this new high way feed more benefit to suburb area namely as Selangor Science Park 2, Bandar Nusaputra, Amanputra, Taman Putra Perdana etc. due to its closer location to the high way. Nevertheless, you can enjoy Cyberjaya privilege & facilities but at reasonable price if you choose to stay in Bandar Nusaputra! Your call..... i will be mostly working in either KL or Cyber, so for me, that area is quite convinient i assume.. MEX highway 20+ km ~ 15 mins without jam... but if early morning it's quite jam after the RM1.50 toll... despite i will be mostly taking the road to sungai wang road while the KLCC roads are packed... >.<

ok tq for the feedback.
firstly i'm nt looking for condo. i bought one recently in taman melati gombak area (PV5). but that one for investment. it'll be rented out soon.
yeah i tried driving tru mex hiway yesterday. it took about 25 mnt to jln tun razak. but that time not many cars on the road. now i 80% confirm.
just now i call my friend who is living in precint 1 nusaputra. she said precint 1 got "tanah mendap" problem. so in cetain area got crack. i called developer just now to confirm. they admit but they said the problem occurs in precit 1 only. in precint 2 no more coz they have solid foundation (concrete) although at car pouch area.
what is your comment on this.
