Last time I checked (last month just busybody to know the take up rate)...still left 1 corner lot unit 770k++ and one type B house 450k++ ..facing west (ppl scared of evening sun) +number not nice..

Type B going for 450k? That's a good price but as you mentioned it must have some 'feng-shui' issues for it not be snapped up yet... nod.gif

Unless they increased the prices....the starting price for each type (in August) should be as below

20' x 70' - From 430K A
22' x 70' - From 452K B
24' x 70' - From 510K C
22' x 75' - From 497K D
24' x 75' - From 553K E

Ya...450k nowadays seems to be a good price...3, 4 years ago people will say these prices are absurd ...

Yeps..eventhough I am a muslim... I always go for houses perceived to have good fengshui (no toilet on top of front door, not facing T junction, no lamp post facing house, facing north, south, east, bla bla bla) since resale value is very important biggrin.gif .. However, I myself do not believe in fengshui

I think this is one of the main criteria for most people when booking a house....as I see from the take up pattern...houses facing west are the ones to be booked last....

Anyway...with good heat insulation and air flow management...the effect will be significantly less.....should be ok for own stay if you are willing to invest a bit...but no one can confirm they will staying in the same house forever ...even if they are planning to do so smile.gif

2) Jalan Kebun - no toll
3) Sungai Kandis (next to ttdi alam impian) - this one not many people know, of course no toll

Just for info sharing on the sales advert that I bumped onto for the TTDI AI Project:

22 x 70 Unit RM580K

22 x 70 Unit RM580K

22 x75 Unit RM590K

24 x 70 Unit RM600K

Does this price justifies itself? Also saw a few corner units going RM900k onwards.... hmm.gif

For a 22X80 two story with build up area of 2400 sq-ft in I&P AI, the last deal price was about 510000 for a completed house. Just for comparing with the prices of  TTDI AI houses.

Regarding workmanship, I prefer I&P AI since their finishing is better, in my opinion; however, I like the design of TTDI AI. That's why I choose to buy from TTDI.

New house;
The most of the houses for sale in I&P AI have never been occupied even if it's completed 2 years ago.
From what I saw in TTDI facebook, the houses in TTDI AI completed at least 1 year ago.
So new house don't count for comparing I&P and TTDI.

G&G:
It stated perimeter fencing and guard house, but i don't see anything like that at this moment. Unless they build proper 5-6 ft tall perimeter fencing(it is just 2 ft high steel railing outside of our compound walls) and a guard house, i would not call it G&G:)

Warranty is a big plus.

Design is also a big plus for those who like it. I am one of them. Otherwise, it's useless as I&P AI design is also very good.

But TTDI AI is too deep inside.

So you decide whether you want to pay more for the house with lesser build-up area and land area.smile.gif

Well, I'm still waiting if there are any last minute cancellations of purchase prior to signing the S&P to jump in the bandwagon. Have spoken to Syed about it and will know in 2-3weeks time if I could be an TTDI AI resident as well. brows.gif

I'm too keen on the Type C 24' x 80' facing the Recreational Field....but in terms of bang for bucks I think the 22' x 80' Type B (facing the open field) seems worth it as well with an premium of almost RM50k lesser compared to the Type C....what say you 'hopefully' future neighbor? tongue.gif
