i've been wondering..who would be the potential tenants for KR 3-storey superlink? what would the tenant profile be like?

Very hard to secure good tenant.
Mainly local families with low budget <RM3,000.

Possibility of tenants who are family with kids and parents / younger bro / sis, with strong income but
1) currently no savings to buy new house but sufficient to pay high rental to adopt the lifestyle
2) short term stay of 1-3 years where as the new house ( probably semi-d or bungalow nearby ) is still under construction
3) someone who are rich but downgraded as a bungalow owner but to a spacious superlink to maintain the exclusive lifestyle

Not many of them, but possibility is there. Hehehe.

Quite true.
Security concern as well.
A lot of people are very low profile in Puchong.
I sold a new corner house (BK 5) to a businessman who stay in BK5 old link house for 1.4 mil, he has been staying in the old hse for 12 yrs, drive an old 4x4. Business in China, just sold his china Guangzhao retail for RM1.2 mil, mainly collecting local light factories for investment, he has accumulated 20 factories and shoplots so far. His nett worth easily 10 mil I think.

Ya a agreed with your analysis that in the absence of continuous promotion of KR after VP, will affect its popularity. DPC unlike KR, where Samling Group continue to introduce new products and promotion. Whilst Samling push it products bit by bit, MH supply 865 units in 3 years. its probably take longer the 2 years after VP for the price to really move. Hopefully by that time, KIDEX and SKIP is up and multi-billion project by Ho-Hup - Jalil City is moving.

Conclusion: long holding period. hopefully annual appreciation above 5% to set off the holing cost.

can anyone update me with this info..

recently i go around 3SSL..to see others houses renovations..

a ID told me if kitchen goes for extension.. (p/s: if roof top renovate to concrete..not roof tile)

we need to pay 3k..

1k for draw plan
2k as a deposit to MBPJ

and in the end once finish renovated..2k deposit ppl seldom to collect it back..as they said MBPJ will come to disturb you if you taken it back.

Is it true? ayone's unit which under renovation...

good to apply to turn 2, 2.5 & 3 ssl into gated & guarded (g&g) as it's currently guarded only with perimeter fencing. let's gather the residents so that actions can be planned early.

no issue for semi-d & bungalow as they're already g&g.

Agreed with Covillea, for a property to appreciate, the environment and the serounding needs to be enhance especially the security, safety, lifestyle leaving, brand image inorder to attract more demand.

I totally agreed with u both. Hope we can have our own gated and guarded community soon.
Good sign, i spotted MS started to install some surveilance cctv/camera near the fencing :
