Mike, you can visit the showroom , quite a few of the 2 stories units for sale from developer and a couple not so strategic location of the 3 stories semi d.

2 storey only left end lots..2 or 3 units still available but the location might not so gud..
i heard that some MS workers also staying there temporarily when they r not back home.
those who wish to buy please check the house properly.
1 unit which previously used for them got oil at the wall (maid room) coz they used to cook in that room as well

but bear in mind jmb & ra will have different set of issues. some may be common but totally 2 different enclave altogether with separate needs.

Calling all KR purchasers to check-in as liang7524 has established an informal group (outside the forum) called Kinrara Residence United. A Facebook Closed Group to this effect has also been created. Objective is to to safeguard each other's interests prior to VP & also to work closely with Mah Sing/TMS to promote KR to the next level.

Possible, it depends, if talking across the entire KR 3-Storey, no way it could touch 3K
May be a few % can reach, majority could reach max 2,500 I think.
Rental yield in Bdr Kinrara landed is very depress all the while
I am currently renting a 1.4 mil old SD at RM1,600 / mth only (Semi furnished).

I hv just rented 2 units of 3-Storey Superlink houses in Tmn Esplanad, RM2,700/mth unfurnished, RM3,200 70% fully furnished (Property price : RM1.5 mil)

This is the most difficult question to answer.
Total = 120 units (including the show house)

It all depends on how many owners are flipping / put up for sale upon VP :-
10% - 1.85 mil - 2.2 mil
20% - 1.7 mil - 1.8 mil
30% - 1.55 mil - 1.7 mil
50% - 1.48mil - 1.55 mil
70% - 1.35mil - 1.4 mil

I can't answer this, purely my prediction

i think is a fair prediction. But is 50% and 70% likely? Landed G&G is not easy to come by in Kinrara area. i believe 50% will be for self-occupation and 20% strong holder will hold for further appreciation or rent. and 30% put up for sales is probably likely. Well 30% will diminish after one year of VP. May be the strategy for strong holder will be hold it for at least one year. what do you think?

Unlike bdr Kinrara houses which dun really has proper fencing, interested buyer can pass by and go in and look see look see, the toughest part for G&G project is outsider cannot simple enter the area without the guide fr agents, DPC price started to move on 2 yr after the VP, those who has stayed in will invite many of their relatives and friends to buy, create another round of BBB.

KR needs substantial amount of residents (40% occupancy rate) to create the awareness among prospect buyers, the little disadvantage is the location which is not fronting the main road, still has many people never heard about KR. So far only 46 2S & 2.5S residents move and stay in, bout 30% rate (total units = 181), now adding 3-S bout 269 units, bout 40 units are for sales, we need more people to move in here.

KR will become better and better, 40% is the target rate to achieve, I think only end 2015 can achieve.

Total houses = 865 units
