Frankly I hv no confident with strata properties even by 2016.
Take KL statistic alone, b4 2011, we hv existing 100K landed and 300K stratified properties.
The supply for every quarter started fr 2011 is 1,500 units (landed) Vs 30,000 units (stratified) averagely. KL has reached a very crucial stage, looking at the current new launching at the current speed, I doubt the mkt can digest the new stocks by 2016.
I think we are walking on the red thin line now. sweat.gif

Mana I tahu?
Wild guess for 2-S & 2.5-S shd be 25%. Judge fr occupancy rate and banners.
2013-2014 is not a good year, however landed property in good location like Bdr Kinrara and Bkt Jalil are very safe, highrise strata properties (apts and offices) will hv corrections, it is mainly due to rental is not sustainable.
2016 shd be a very good year.

The properties life cycle is getting short.

Expect 2018 will be a super good year.

Woh UFO,

U seems to have deep understanding of property cycle! Mind to share your view that 2013-14 will not be a good year? and why 2016 will be good?

thanks.

2015/2016 will be the year where most projects completed. Houses especially highrise will flood the market, the demand normally will take about 3 years to absord.

People who expect to buy house for own stay, shall never time the market, buy according to own preference & priority with comfortable budget. Remember, market is always smarter than us.

Expect 2018 will be a super good year, especially currently many countries is still in "crisis". U see world stock market major index hitting new high? But it does not reflect the actual value as it is, because many central banks are busy printing money, money depreciates & properties run up due to inflation.

I foresee this situation will continue for the next 4 years. Too bad, our weak RM can't help us much in this situation. Without a solid Malaysia government to decrease the deficit, we fall into the situation where robbed by world economy & own government.

How to see depreciation of RM?
Judge it yourself with the new 50 cents coin which manufacturer cost is more than the original 50 cents coin!
It's a bit like the Rupiah quality haha... rclxub.gif

If I hv 1 million cash, I will just buy property instead of keep cash RM in bank.

One of the key reason for me to choose KR is the 50ft wide road, it is hard to find in Puchong / KL nowadays. Parking 2 cars in front of your house without blocking neighbors.

got to admit it this is wider than this choice in BK6

the only other sub reason is because of wide highway that easy to access..well not so much in morning because sometimes traffic jam

Which road is this? BK6B/?
I know in BK, there are few roads are 50ft wide also. The above you shown looks very wide is becoz the house do not hv imprint skirting infront of the gate. KR road itself is like 30ft only

well at all least now its kinda crowded but since the house beside me still have no buyer
got abit of space for lenient parking.

The picture itself is 5-6 years ago before moving in but now alot have change.

IMO, many may not know that the best part (location) of Bdr Kinrara is the back portion, if you study the map properly, you will notice that BK8 is indeed closer to Bkt Jalil, once the interchange is built connecting to BJ and Mex, then more buyers will search the houses in these areas. Normally developer will keep the best land until the end of the entire development. I must say the best residential land in Puchong is BK8

My picks in Puchong

Whatever in Bandar Kinrara stretch from AH Forest till Bukit Jalil / Alam Sutera.

I personally like KR concept but prefer location of BK 8 and BK 9, then BK 6.

I also like Alam Sutera and Paragon Heights in Bukit Jalil which are somewhere in between the BK's.
Prices seem more cheaper there.

Kinrara residence with it's family lifestyle concept should be one of the few highly sought homes especially for family with young growing kids in puchong area. Clubhouse and Parks are plus point here. ( think only Lake edge has similar facilities with added tennis courts). Am confident that it will enjoy same success like desapark
