u bought the new superlink qaseh?

I am looking to buy house in BK....

but the 2 sty house in Desiran...asking price now 780K....

so crazy.....check with valuer...cant get those price....so how to take loan .....

but for the valuer part...i must agree with you.....their data is outdated...

I remember that when i first bought my house in BK, 2 years back...they told bk price high, a lot vacant, a lot seller..bla bla bla....
but lucky i bought....

so now thought of wanted to upgrade to newer look house....ahahaha...better feel & design mah... brows.gif

"so did any of the members bought qaseh superlink"?? any unit left at developer office?

House design same : F/H vs Leasehold gated - F/H 15% better
House design same : F/H vs Leasehold g+g+club hse concept- F/H 5% better
House design same : F/H vs Leasehold gated - F/H 15% better

Q'aseh Vs Kinrara Residence[cool.gif
Access (locality) : Q'aseh win
Quality : equal
Density : equal (both 50ft' road reserved)
Concept (club hse) : KR win
security : KR win
Layout : KR win
Facade : KR win

summary : KR (3-sty link) = RM275/sf, Q'aseh 24'x80' = RM340/sf

KR has clear advantage

actually leasehold is fine especially you are buying million dollars property.

When you are buying million dollars property means you are rich and is subject to further house upgrading in the future...ie Semi D to Bungalow?? or ...hence the leasehold doesnt matter much to you....

for cases if you are planning to stay for life.......since you rich by buying million dollars house.,...so it wont be much a problem in renewing the leases in future.... lol .....

if for investment lagi not a problem...you will be flipping once it completed....so not much a problem rite??


of course if it is surrounded by freehold....pricing will be a little lower....but should be okay mah.........upside is still more a less the same in percentage term....for example BK house up by 10%....so KR should also more or less the same mah....


so those who bought KR link house and dun like leasehold....can sell to me at developer price....i dun mind to take 1 from u....LOL.....

cause in puchong area...kinrara is the best??

I believe is :
1) Many exits - link to jln puchong, link to ldp, link to bukit jalil......
2) Near to commercial place ie puchong jaya, bdr puteri?
3) Land scaping is more spacious?
4) Not so deep in like Bdr Puteri where u need to get caught in the jam all the way from IOI ....??

that s the problem....now...

everybody buying off the plan (at long queue or overnight) without seeing the actual show house...

i still enjoy the feels in seeing the show units 1st......hahaha....

now a days ppl so rich buying house like buying vegetables in market....or might be worst than buying vegetables as u can c ppl choosing each vege to make sure its fresh b4 buying....

haha so long as the structure and the build quality is ok.......

those door frame, shower cap, etc....can juz throw away easily and get new one...

bumi lot = for bumi purchaser which later on this bumi purchaser is free to sell to anyone ie chinese, indian, malay, etc

OR

Bumi lot = restriction in land title whereby bumi can only buy and then can only sell to bumi ONLY and if sell to non-bumi require consent from land office??

aiyo mahajaya purchaser shouldnt complain much la...
small money only mah...against the big gain oledi receive.......from Mah Sing...ie better design, landscaping, etc, etc...

if not happy then can sell to me......i willing to buy... biggrin.gif
