How much do you guys think the 2storey semi d and 3 storey semi d - Kinrara Residence Palmeria can be sold upon VP in 2013? Thank you in advance for the input.

I also want to know, esp those 3 storey semi-d with selling of RM 2.7mil++ can sell how much upon VP ... Asking probably could be RM 3.3 or RM 3.5mil and above ... but for Semi-D with Leasehold tag, not sure whether got people buy sub sales later...

Cannot compare Lake Edge-lah! Lake Edge has fantastic landscape but people are not staying, hence no demand!!!

Why? Because access to Lake Edge is very very jam almost all hours of the day!!!

Kinara Residence is 5 mins to MEX Highway interchange in Puchong South.

maybe not direct comparison, but as a reference.

for example, if LakeEdge semi-D = rm 2m, then Kinrara Residence semi-D should be 40% higher (2.8m) because KR got good access (MEX) and LE jam all hours.

correct?

the park in front of the clubhouse is for all kr residents especially 2-storey, 2.5-storey & 3-storey links.

the linear park inside the g&g enclave (controlled via access card) is for semi-d & bungalows.

public park will be handed over to mpsj.

Nonetheless, Cyberjaya is a different ballgame altogether. As mentioned by a major developer, 90% of people are buying Cyberjaya to invest & not for staying!!! Many are buying because only Putrajaya/Cyberjaya got freehold lands. Hence, in the next 2 - 3 years, many units will still be vacant waiting for everyone to move in!!!

All Property Gurus promote Bukit Jalil-Puchong-Seri Kembangan (Puchong South) now!!! For any reasons, staying or investing, don't go out of this area yet!!!

Cyberjaya may take another 5 - 7 years to boom!!!

Another real life example to compare is the sales of Kinrara Residence (L/H in Puchong Kinrara) vs. Garden Residence (F/H in Cyberjaya), both developed by Mah Sing. You can see for yourself why take-up rate for KR is so much more significantly higher than GR despite it being leasehold.

Hi,

Just need some advice. I've looked at this development and quite interested especially with teh developer package. Unfortunately only the units facing the junction are still available for the 2 - 3 storey. Do you think it would be advisable to buy the units facing the junction for own stay? Will I have problems, just in case, I need to sell it later after 10 years? Generally I'm not those pantang type but just worried about future resale.

Would appreciate any advise.

People tend to avoid buying T-junction units.

Anyway, you should have no problems selling if after 10 years if you are willing to sell it much cheaper then other units there that are not facing the T-junction.

How much is the T-Junction unit sell?

You may check with the agent in Kinrara Residence, compare the price with the junction unit, if mkt is selling 15% more expensive, then it is worth consider then junction unit.If less than that, then just buy fr agent those ordinary one. For instance..

2-stry
Developer - RM800K
Sub sale - RM950 (18.75%)
Better buy fr Developer

if Sub sale 880K - better buy sub sale (11%)
