One must make clear that developer shall appointed different contractor for different project, ya developer has their representative (clerk of work) to monitor the progress of the site, and make sure the work is in order, however the main contractor is the key party to ensure quality work to be delivered.
Look at Bdr Kinrara, for the last 19 yrs of development, they have at least 15 main contractors (+ many sub-contractors) to build the houses, the quality of each project also different, like BK5 Desiran & Sentosa, I rate 8 (less than 3 defects averagely), BK9 Cahaya or Spektra, I rate 5 (20-30 defects), BK5 those old 20x70 near the mosque, I rate 2 (worst than the Mah Sing one), however BK5 4C7 old phase quality was good.
I also heard that TMS M Suites or M City in Jln Ampang has many defects, at the same time Perdana 2 in Selayang is very good quality.
KR has a few contractors, frankly say 2 & 2 1/2 storey are behind time now, that's why they are rushing for it, the quality of the end product is in doubt, whereas the rest hv to comply to CONQUAS std, shd be better in quality.

Well, can understand that nothing is perfect coming from any developers. But the water leaking thing should not happen. That is the worst lot of defects for a new house. Imagine the hassle the new owners need to go through and if this happens to you wouldn't you be piss off too.

Its just plain simple, if they are selling their brand, please make sure there is no major defects.

If not, don't rate yourself as "a premier lifestyle developer". .

Hi all MS buyers,

FYI, please look at this link

https://www.facebook.com/media/set/fbx/?set...9403.1019369491

This was in facebook through a friend of mine. I don't know who is that person who post this neither what development is that.

However, the pictures looks worrying especially coming from a developer like MS.

Which project is this? Obviously the quality is bad.

Guys,

would like to know, for the 2 & 2-1/2 stry, how much the maintenance fee per month roughly? I believe the G&G is managed by MH once the project completed right?

One more, SA mention to me that currently the project is 30% completion, does the area ready by end of 2012? really looking forward to stay there if we proceed with the purchase.

"Since 2009, the property market has been trending up steadily, resulted
in developers reporting 50%-100% YoY increases in sales. New launches were held back in end-2007 to most of 2008 since
building material prices, particularly steel, were at record highs; hence, pent-up property demand (not to mention many of
those waiting for bargain opportunities seen in 1997-98 crisis, which was not evident in 2008 GFC). Further fueling demand
was the combination of favorable interest rates/spreads, ample banking liquidity (we noticed bankers were aiming for
market share rather than margins), Interest Absorption Schemes (e.g. 5/95 and 10/90 reduced barriers to entry and makes
it easier to speculate) and better product offerings (gated & guarded, facilities, lifestyle living, etc)."

krgia10,

I got the letter a month ago I think.
Already called my bank and they are willing to 'wait' until early June. By then if no disbursement need to apply again...

Melodi main contractor WZR has few projects in Kinrara, I rate 7 for Melodi, another project by WZR Permai - I rate 5, Hening 6.
Melodi roof tiles quality is much better than Hening - clay
however both flooring laminated timber, workmanship so so only
If price/sf is the same, Melodi is much better buy than Hening and Permai

Just my 2 cents: I am thinking we should draft a letter and get those buyers who share the same ask to sign the letter, and then submit one consolidated pettition to MS? What do you guys think?
