I thought we had signed the upgrade agreement that come with add. built up, etc which is offered by MS at the 1st place.
And I cant believe that MS did not honours it & just changed as they like. What happen to their goodwill lehh?    doh.gif

I come to know that MS will ask the non-upgrade buyers to sign the new building plan that had similar/same layout facade with the upgraded.
But now it look like it even worst for us especially on the charges.

Actually what is the circumstances if all of us opt not to sign the "3 things" that Alextsk mentioned?  shakehead.gif

wah, after reading all the complain for link houses, it seems quite complicated ah. i think for those who bought from MH, MS cant force you to sign the DMC. so just dont sign until you satisfy. hopeful it dont happen to semi-Ds.

I am not sure if this is happening to you but my bank is pulling back the loan saying that it has not been utilized for the past 10 months! WTF!!

This is getting worse man.

I've called the lawyer (Mr Ng) regarding this and get him to rectify it. Btw this bloody Mr Ng never pick up his phone or always not in the office. I have 3 of his numbers also couldn't get it.

Btw, bring the previous copy of DMC when you go sign. Compare it and remember you have a choice not to sign. But for SPA you have to sign else bank couldn't proceed with the disbursement

Hmmm... they lost a customer... very soon those bank agent will PM you on their package, maybe can get better deal... but need to go thru all the hassle again.

It seems like things are getting sticky. Make sure you read every single clause to protect your own rights. The way MS is handling it does not seem to be professional at all.

Well, I do not mind going through the process of applying again. The only thing that worry me was as soon as the SPA is sent for stamping, MS will ask for money asap as the current progress of the construction is probably at around 30%.

For all the existing MH buyers my advice is dun sign the DMC yet, make sure they change the wording to state in detail and the costs. Once u signed u won't have any legal avenues dy. Btw, just to let u guys know, the DMC is actually meant for development under master title like condos and the new semid and bungalow project. Since ours is under individual title technically we don't need to sign that. Just imagine, would u all want to pay 400 - 500 a month on maintenance fees? The bank loans are already alot, itsnt it another burden.

you guys know there's a fairly big piece of land in between the completed link houses and the semi d+club house, right infront of the construction workers shelter. i am actually staying in DU3 and spoke to a neighbor the other day there's a concern that it might turn out become a mosque because beside DU2 the low cost houses project is ongoing and i heard(unreliable sources) that a substantial amount of residence there will be malay. so the big piece of land infront of the completed link house and beside the catchment pond might be used by government to build a mosque.disclaimer: i am not raising racist issues here but any thoughts on this guys?

Don't worry abt the Mosque coz TMS & Selangor Gov won't allow it in a high end residential area....only possible under BN boleh policy.

FYI , according to the rule of housing plan,each township is required to build a surau .
if want to double check is there any reserved land for mosque , then check with developer or land office

I went to Kinrara Residence sales office yesterday and confirmed with MS folks about the surau. It is located next to Phase 2B link house project. The location of the surau is clearly printed on the development map displayed in their office.

One must make clear that developer shall appointed different contractor for different project, ya developer has their representative (clerk of work) to monitor the progress of the site, and make sure the work is in order, however the main contractor is the key party to ensure quality work to be delivered.
Look at Bdr Kinrara, for the last 19 yrs of development, they have at least 15 main contractors (+ many sub-contractors) to build the houses, the quality of each project also different, like BK5 Desiran & Sentosa, I rate 8 (less than 3 defects averagely), BK9 Cahaya or Spektra, I rate 5 (20-30 defects), BK5 those old 20x70 near the mosque, I rate 2 (worst than the Mah Sing one), however BK5 4C7 old phase quality was good.
I also heard that TMS M Suites or M City in Jln Ampang has many defects, at the same time Perdana 2 in Selayang is very good quality.
KR has a few contractors, frankly say 2 & 2 1/2 storey are behind time now, that's why they are rushing for it, the quality of the end product is in doubt, whereas the rest hv to comply to CONQUAS std, shd be better in quality.
