6. Lastly, most important - the completion date will now shift accordingly to the new s&p. This mean we are going to get our property 5 months late - for this you can request for an undertaking letter from MS saying you want it ready according to the earlier s&p but there're many concerns on this.

I personally have not sign yet but when I was there, 4 families signed and all 4 took the upgrade package.
Also, I went to Melody to take a look... damn the workmanship is good but the layout wasn't that pratical especially for 26X70 type (the rooms are so small). Subsales going from RM750k now... bloody expensive.

I'm 1 of the DS owner too and yet to sign the new/amended S&P. I think I'll take the upgrade and include in my loan.
The thing that I dont understand is why they go and reduce the aircond point, lighting, etc. We pay the upgrade and yet they go and reduce it.
Anyway, it doesnt cost much to MS. Indeed, they should add more points.

Another thing is are you sure they going to delay the completion date? I tought the lawyer told me that it will complete in time.
Thats why they all chasing all the owner to sign S&P so that MS can start work immediately without delay.
If it is real, then all the owner have to stand together and make noise to MS. unsure.gif

Actually u can add on this 28K into your housing loan. Lets say u r taking 30 years, every month u have to pay around RM100 only.
And u can have all those upgrade. As someone mention there; its also like buying a insurance where with this upgrade, MS will definately come out with the best quality.
I already did some research, the tiles that they going to change is quite expensive and consider branded in tiles industries. (Refer link below)

As for the clubhouse, u might not need it in currently. But when its ready and if it is very attractive, u might wan to use it and u might regret then.
Furthermore, your children might want to use it in future? smile.gif

Besides that, if u have intention to sell your house in future, u can definately sell it at premium as the outlook of the house will tell the buyer what to pay compare to MJ's design. smile.gif

Here are some confirmation changes in the upgrade.


1. The floor tiles will be difference for Wet & Dry Kitchen
2. They will be ceiling height wall tiles for master bedroom
3. As you know, they will remove the balcony. But at the same time they will extend it out. Mean, the Master bedroom is much bigger
4. All door room had changed to quality door and left the grey color door only for bathroom
5. Main door had changed to solid wood door
6. They reduce the air cond point and fan point from 5 to 4 but add alot of lighting point
7. Most important, the completion date is remained the same as old S&P

yeap.. additonal tiles to bedroom...(only master bedroom)
i had signed the upgrade letter confirmation and compared words by words with the old S&P.

the lawyer told me that MS had stop and wont allow those still in consideration regarding the upgrade.
if you had replied to MS saying that you want to upgrade but not yet signed the amended S&P, then you are safe.
they will still accept it.

i think MS said this to scare us only.. there must be a way if u still wan to upgrade. what they wan is money only ma

the paper not with me neither. have to read again carefully.

i might be wrong because its sound so weird if bedroom got tiles.

but yes, confirmed bathroom is ceiling height tiles for 2 storey as well.

MS had obtained AP. They can freely do whatever they want now.

They had brought in 2 contractors and appointed a team to monitor the quality & efficiency of the 2 contractors.

The planned to complete all 2B units by 17th Jan 2012.

Whichmean they will probably hand out the key 2 or 3 months after that once they got the CF.

Meanwhile, they will be showvillage/show house (ie: new semi-D, etc) available for viewing by middle/end March 2011.

did anyone has been notified bout the new floor plan on 2storey & 2 1/2storey link house by the lawyer??

i heard there is changes & need us to sign a new floor plan.
is that true??

I bought from Mahajaya. How about u?

I called MS few weeks back and they said its ready for stamping.
And I called the lawyer few times but he always not in the office blush.gif

Just wonder did he called you guys about any update & stamping fees.

a must condition to do refinance is where the bank interest rate drop (which is unlikely at this moment)

and bear in mind u have to pay RPGT tax, S&P, etc & again stamp duty (with higher value now)

Not only we purchasers of MH are fuming about the charges, I think the MS purchasers will think the same.
How can they suka suka changed the building plans while the construction is ongoing now??

I thought we had signed the upgrade agreement that come with add. built up, etc which is offered by MS at the 1st place.
And I cant believe that MS did not honours it & just changed as they like. What happen to their goodwill lehh? doh.gif

I come to know that MS will ask the non-upgrade buyers to sign the new building plan that had similar/same layout facade with the upgraded.
But now it look like it even worst for us especially on the charges.

Actually what is the circumstances if all of us opt not to sign the "3 things" that Alextsk mentioned? shakehead.gif

Just called the lawyer firm.
Got to know that, he (Mr.Ng) will be at 2 1/2 show units from 1030am to 3pm this Sunday.
He is arranging those without upgrade to sign on that day.
For those who opt for upgrade, he will arrange another day/time.
