I think the workmanship is OK. However, the quality of finishing materials is not on par with other Semi D developments in Klang Valley. It would be OK for a normal terrace house, but not for Semi Ds. You have to go take a look at their show unit, compare it with the finishes they use in the Clubhouse.

For example,

1. Compare the cheap parquet strip flooring to the high quality timber stip used in their clubhouse gym room.
2. Compare the cheap brown color anodised window frame to the high quality powder coated window frame in their clubhouse.
3. The above are the 2 major items. Other minor items are such as the staircase ballustrade (staircase railing); no shower screen to the bathroom 2, 3 & 4; window handles and locks; etc.

Some other forummers commented on the use of concrete-sand roof tiles & brick walls. Nowadays not all developers are using clay roof tiles and clay brick walls because of the high cost. Generally clay roof tiles and brick walls provide better heat insulation. It'd be good if they use the clay materials, but concrete-sand materials are still acceptable to me as long as the roof is properly insulated.

I think you can make these comments to them prior to paying your booking fee. Perhaps they'll consider.

Now I hv reason to doubt the TMS bungalow will be equipped with the same material with the Semi-Dss, tis time be careful ya brows.gif

It's not just a matter of price. It's a matter of the developer's reputation. It's a matter of asking the buyers to create unnecessary waste and create more carbon footprint to our mother earth! If you buy a Semi D or Bungalow, you'd expect it to come with high end finishes right? You don't expect to buy a Benz or BMW at lower price and come with poor interior finishes then having to change your leather seats, stereo, etc, right?

You are pointing the right issue, TMS create unnecessary waste.
I like China style, their new apartment are totally bare, no single tiles, all cement rendered, purchaser choose their own taste to renovate the house, jimat, we Malaysian like to "modify", really waste a lot, jialat!

just booked the 2 storey semi d at palmiera. 1.5m aiks hopefully it's a good buy! need advice on the bank loan which bank is offering the best? any kind soul mind sharing? (:

Ask the Mah Sing sales for the contact of Lim Kar Sing, he is the mortgage sales rep from Maybank, he provides quite good service! As far as I know, only Maybank and CIMB offer DIBS.

Did you make the comment about the low quality finishes to Mah Sing? Did they say anything?

1.5mil even or 1.5++mil? because I heard the last done price was 1.548mil? Did you get the row near the park or away from the park? Mind sharing the latest price of 2-storey & 3-storey Semi D and their availability?

Yup he is very good and work very hard to get the loan approved. Highly recommend that you contact him at 012 391 9960. Think Maybank has no more DIBS but best to check with him .

Yeah I do agree. I like the idea where developer just build the bare structure for us and purchaser will renovate themselves accordingly. However, not everyone will like this idea as they have to fork out a big sum of money to renovate the house which right now they can lump part of that money in the loan as the house comes with it. On top of that, developer will have problem getting the CF from the local authority as well.

Visited show house last week. Dissappointed with d quality of the material used and workmanship. If show house workmanship is not good, what do u expect on the actual houses. They are selling at high end prices but built and provide typical lower end terrace house quality

thanks bro for the info. yaa i bought at 1.54 its quite far from the park and at the upper left of semid. 30k discount. the row near park was still available my aunt booked another one near the park( the backyard has direct view of the park) and it's 20,000 more.

forgot to fill in the feedback form and will do it when i next visit them anyways its just right opposite my house lol, walking distance.

think the 2 storey semid is very homely in terms of its exterior but the 3 storey one has got very luxurious interior.

I think the 2-storey Semi D exterior does not look as grand as the 3-storey, it also does not have luxury features like top floor garden, jacuzzi, & outdoor shower. However, 2-storey Semi D is much more practical for a regular family and much easier to maintain as it does not have all the excessive luxury features as listed above. I think the 3-storey Semi D is not practical & will be hard to maintain for the following reasons:

- Double Volume Living Area - hard to change light bulb ot clean ceiling fan, aircond cost will be high
- Top floor outdoor area & jacuzzi requires lots of cleaning
- Top floor glass panel skighlight roof over the jacuzzi- soon the glass roof will be quite dirty, i don't know how you could clean it as its so high up, use a sky lift?
- Acoustic problem between ground floor living & first floor family area - living & dining area will be quite noisy if somebody is watching tv upstairs.

Having said that, the 3-storey Semi D definitely looks better if you are a regular party host. It also provides the 'wow' factor to your guests with the above luxury features.
