I have 5 more units of Gourmet Street shop units for sale,can do f&b & other things, some units overlooking beautiful park, still 2 years ago Developer Launching Price plus some more discounts,still have dibs,more than 12% GRR for 2 years,some units are duplex. 50 units already sold so you know it's super good units.

4million to 6million dollar for a f&b retail unit, so in turn the monthly should be at least 30k a month.... whistling.gif

4 mill?? Oversupply of retail leh. So many malls/mix development coming up in the next 3/4 years. Good luck to investors thinking Icon City is the next big thing.

Icon City is a huge mixed development, expected to be the next Mid Valley,One Utama. As Mah Sing is not known as a good mall operator,they are engaging support from Capital Mall smile.gif

Mah sing not really good in commercial development..look at their southgate then know...

doubt this icon city can become next mid valley...can on par with Tropicana city mall consider good oledy..

Oversupply problem can only be solved partially by engaging external help. The true problem is there are too many malls fighting for few tenants. All developers wants mixed development while the real demand is 500-700psf residential condo. Let's see how it turns out. when the first phase VP?

very mahsiao... don't use midvalley compare. totally different lvl. they not only manage famous mall in malaysia. they also manage some famous mall at oversea. this mahsiao mana boleh. their southgate layout and planing also jialat from the start.

Ok, let's see how the project turn out into,as for insider news,Mah Sing totally aware that their Southgate history strikes them,they are seriously doing something to make sure this project succeeds,not just depends on its excellent location alone,some ramps n access roads are being built to overcome traffic issues.

Is MS really engaging Capital Mall? Or are they still in planning phase?

Chiefy,based on my bosses' info, Capital Mall is confirmed providing their service for Icon.Tan Sri Leong knows the boss,from what I heard,they focus on tenant mix (how Sbux cnnot be bside Coffee Bean,signature fashion brands+affordable brands etc+anchor tenants like Parkson Isetan etc), one of the top US cuisine is confirmed to be a tenant of one of the units in Icon.

Personally,I've been to Paradigm,but despite the considered-spacious space,the retail and tenant mix are still lacking,something missing,they dun hv Topman etc etc for example. I still prefer Mid Valley and One Utama over Sunway Pyramid though,personal favorite is Amcorp Mall but different league huhu smile.gif

Tenant mix is everything if u r talking bout shopping malls smile.gif

Met One Utama Leasing Head few months ago,Robert Jallel,quite seasoned but amazing guy

In KL, we are still talking about the likes of Topman.

In another forum, in wonder Malaysians so many wishlist and kiasu kiasi when comparing ourselves with shoppping malls in neighbouring countries who had brought in higher level trendy brands. For example, standalone boutiques for brands like COS BY H&M or ZARA HOME or BOSS ORANGE or LACOSTE LIVE or HOLLISTER.

Accetera, Hollister quite low quality one (but cheap USD$7-10 for a t-shirt) so it's not a big deal to be in M'sia. Icon must bring in a few major brands that can bring in the crowds.

Good that mh now engage someone to help them manage the mall. Otherwise i doubt they can pull it through alone. Lets see whether this for real or not...

Agree! Please don't setup 'just another mall' in PJ, must inject new and fresh concept that has never been seen in KL, the first and ever new concept mall in Malaysia! cool2.gif
