I hope they don't develop SriDamansara any further. I dreaded the day they build the mall and high rise condo. The charm of SD to me is a small township with significant green and reasonable traffic within township.

No doubt those proposed highways will alleviate some traffic issues but with more cars the net is still the same as current. I rather stay in current condition.

Unlike flippers, I am not fixated to the short term, I am buying to stay, of course I have to make long term considerations. MRT2 is definitely the future, everywhere in the world, it has proven to be as such. Malaysia is just in the transitionary period, once the old folks move on to the new generation, then we will see change. It's coming, e.g. the government is floating the idea of pollution tax and rush hour tax, and parking maids are as active as ever. Once MRT2 and associated services reach critical mass, wham... That's it.

Irony right, I think DA is looking good because Sri Damansara is green, charming, leafy and quiet. I also think if DA delivers on the road accesses they promised, the "core" of Sri Damansara will remain unchanged, as the high rises is at the periphery of Sri Damansara and none of the roads pass through the "core"

friend how many lower income groups can afford to buy expensive apartments next to lrt/mrt lines?
dont forget ultimately gov of the day is to win votes. they wont get votes from high mid group. you think they can just implement traffic tax just by the flick of the fingers like thanos?

i dont care if you are buying for own stay short or long term....but the only certainty abt the future is uncertainty.

so far non of MRT/lrt related shopping malls have done brisking biz. Good luck with TA with itself has absolutely NO commercial retails experience. Fresh orange waiting to be squeezed dry....but worried not, they are cash rich, i heard you say.

As a trained scientist, the transition towards MRT2 is absolutely a certainty, the only variable is when that will happen. Historical data from all similar situations proves it. And nope, like I said, I am not fixated at short term criteria. MRT2 is built for the long term. And my decision to buy for own stay is for the long term. There is also not much equivalents elsewhere except for DPC, but I am turned off by the "pasar" "take it Or leave it" style DPC sells their new launches now. It only hints to me that the people buying, are either flippers or people who aren't serious about staying there, and probably not great place to be a home

And truth be said, See Hoy Chan Holdings Sdn. Bhd didn't have retail experience when they conceived One Utama, same for Dato' Tan Chin Nam and the IGB Sdn. Bhd. when they conceived Mid Valley. It that's beside the point

I am buying to stay, and I like the balance that DA could potentially offer, maturity and greenery of Sri Damansara, vibrancy/potential of Chinese community in the neighbouring areas, upscale commune of Desa Parkcity, and short distance to the established hubs in 1Utama, IKEA, etc. A very good proposition for own stay. Even ATIVO Plaza, the retail component of DA looks great and lively for a 6-7 year old place in the middle of nowhere

Even if the future retail mall of DA falls short, I've got nothing much to lose, since everything else is there for own stay

And the prospect of only needing to MRT2 to travel to KL on a weekend, be it then new Razak Exchange, or KLCC, or the National Art Centre, or the Petronas Philharmonic Centre, is exciting to me. Even romantic. All dressed up for a cocktail event and MRT2 right to the door step. It even sounds romantic.

Don't get me wrong, I am a driving person, and if I should eventually get some place in DA, I'll likely drive to IKEA as it makes sense. But with the MRT2 at my doorstep, I don't need to brave the KL jam or the exorbitant parking fees. That would be absolutely nice.

why don't you consider Trop Gardens? already existing Chinese makan area at dataran sunway, MRT is literally at door step, shopping mall is in progress? Ikea is two stations away?

How can you compare DA with Tropicana Garden?? doh.gif Else people wont buy to stay in DPC lar. How about those people buying in Bangsar or Ara Damansara?

At the end, DPC and DA are considered as one connected township (just like MK and Hartamas) even thou they are located in different states. People choose to live there for some reasons (may be more greens or parks) or slightly quieter town to get a peace of mind yet not too far away from KL or PJ's CBD area.

Tropicana Garden just right beside the Persiaran Surian and the MRT Track. You are constantly bombarded with the traffic noise.

Oh ya...good recommendation of yours to buy the Tropicana Gardens where there is already a lady drop from the condo unit into the swimming pool.... innocent.gif

Yeah, I looked at Trop Gardens, it was in my KIV list. but found it less green within the development (trees Vs golf course), more expensive psf (for big units) and more crowded (shared facilities) vs ATIVO SUITES (the facilities more exclusive and self contained and three carparks for the asking price).

MRT a bit too close for comfort too at TG (sound pollution, but of course there are golf course facing units). Though I did test out, and existing MRT are quieter than LRTs because of the noise barrier criteria set.

Yeah, MRT2 is not at ATIVO SUITES doorstep. I joked that I will need a electric scooter or walk there to the station, which the SA agreed.

Overall, some have appointed out that it's the quiet and green nature of the Sri Damansara neighbourhood that attracts me. There is also the cheap wondrous food in Kepong and also the upscale wondrous food in DPC. So I get the best of everything it seems. Too early to tell. Still shopping.

Any more horror stories about TA or DA I should be worrying about? do tell.

I think most of the ATIVO SUITES also facing LDP, that's why I am eyeing a big unit facing Sri Damansara away from all of that

I also looked at Damansara Seresta and Damansara Foresta and yeah the higher the floors the worse the traffic noise, in the case of DS and DF, it's from the North South Highway and it's not good

Cheap Kepong food? Personally I don't think Kepong food is that cheap. One thing though SD lacks good restaurants in the township itself. Many coffee shops but very few good restaurants.

We went to check out DA for a small unit (for our old age own stay in future) and found the asking price is high. We thought at that price might as well buy at DPC. Now months later we got Airie instead so look like I still can't escape SD! 😂

Yeah, for the price, Samsung Smart Home system: lighting control for all rooms, air conditioner control, digital door lock and security intercom, fully fitted kitchen: hit/cold water, kitchen cabinet, glass wall, hood and hob, microwave oven, fridge, washer/dryer, all Bosch. Fully fitted bathrooms hot/cold systems, rain shower, glass panels, solid timber flooring for rooms, tiles for everywhere else, air conditioning for all rooms and living/dining area, three car parks. That's what's stated in the product inset

I was told, the above mentioned, are the same ones as viewed here Walkthrough

P.S. I should add that I don't find the dual key layout particularly practical

Not too bad, last time I was in Sri Bintang, the standard pork noodle soup was RM5 and the standard chicken rice with soup at Bukit Maluri ia also RM5. And a four person Bak Kut Teh, with veggies and with add one like drunken chicken only adds up to RM50. All wondrous food quality. Can't get those prices anywhere else within PJ, Subang, Puchong or KL, maybe Jinjang, but haven't been there for ages.

Whoa, Airie must be at least 2 mil, last I check. I wanted to get on Airie too, Went to have a look and then was turned off because of that huge sinkhole that appeared infront of the Airie. My wife was freaked out. Especially when the Damansara Seresta retaining wall steep slope has sent jitters to her spine. After seeing that sink hole, that whole stretch became "no-go" for us.

This is the one. Huge and menacing. yet unresolved in February. the sinkhole

Now the only landed option with something as good (environment) as Airie is Country Heights Damansara. Should have bought it when launched years ago when it was barely 1 million

Lol. Sink hole makes the price of airie sinks further. I got good price for it. It doesn't bother me and they are repairing now as we speak. Airie is on the same hill as Rafflesia ... Just in opposite side. When your time comes God will take you even you live in a vault! 🤣
