I heard in Bandar Akademia the developers sell bungalow lots and then let the buyer decide whether they want to build their house on their own or let developer build. They even have many sample of houses the buyer can choose. I don't know if this is true... Is there any developers doing this kind of style coz I find it is interesting.

There are pros and cons living right next to rock hill, pros is country side living experience, wake up by bird chirping sound. Cons, Psycological pressure on potential hazard occur as there are future developments on top of the hill, despite all the potential natural isues, the houses will still sells like hot cake, as i drove by every weekend, can see many visitor at the showroom, i hv been there v my family, frankly, i like grab one too.. But no more bullet;)

Yes, it was popular for a while but not sure if developers still practise that now.

Rental should be attractive as utar pj will relocate to sg long. Current market rate for freehold scot pine 1700sf ranging from 1500 to 2000 depends on furnish.. IMHO, vestable:)

Cons points more than pros points definitely. If the investors r planning to rent out to students, they dont care the rocky hill.

This place ideally is for own stay, or long run investment portfolio.. Rental income for ds always far behind compare to condo especially in sg long i reckon.. IMHO, only utar student support the rental business on residency here, most ppls will buy the prop instead of rent a ds house when they able to fork out montly rental same as installment.. DS in sg long have a big room in terms value appreciation.. Can see steadily increase 10 to 15% every year.. SRJK C Sg Long will be the catalyst for appreciation since Sg Long dominated by chinese majority.. Many rich folks live in this area.. Too bad im not one of them,-)

Today the palm walk3, second release, price increase about 4%.
20x70 = 586k, 20x75 = 638k

Bandar sg. Long is too jammed pack with cars now. When the new houses are occupied, really dont know how long it will take to get out.



Taman Rakan houses are also ready. Some of the residents there just drive out without care at the junction.

just back from sales office for palm walk 3, looks like only few units sold for this launch... 20*75 still have plenty of units, and 20*70 still have few rows.

This round looks like not as laku as last round....

The prices are creeping up to superlink houses in TP and JH. Not affordable to masses anymore.
