TP will still be exclusive in its own right. Do you mean if other cars pass by outside your taman, your taman will not be exclusive? Taming Pearls, most of Sg. Long bungalows' residents need to squeeze through the jams everyday, so do Puchong folks.


Added on April 18, 2012, 5:17 amMahkota cheras exit would be really jam once Mahkota Residence is occupied.

That is why I didnt buy Bandar Sg. Long houses.

Location wise, compared with Puchong is not that great, we are in 2nd tier.

It is a suburb community.

Yes, but we dont use the road leading into Bandar Sg. Long, just in Sg. Long area. Our road leads directly to highway. We pay for the convenience and dont have to burn fuel waiting at 2 to 3 traffic lights.

When last gen decided to bought properties in Sg Long, peoples
around like friends and relatives will so kind to share their GOODWILL opinions, why buy house in such remote place. So time flies, many years down the road, this piece of remote place now doesnt seems THAT devious anymore, and peaple start to complain house within city centre are overly pricey, and without much of choice and start to look in to this piece of remote place. But its much higher premium nowadays, with the lesson over the decade, properties still the best tool to hedge against inflation, especially landed properties. Question, will now the Gen Y willing to invest thier hard earn penny into a new remote place in Semenyih? Or invest into the chic designer pigeon hole within the city? Somehow, might not be true, i find thr latter is more appealing toward the next gen.. Whats you reckon? Welcome to share your thought..

I agree with you..most generation Y are attracted to stay within the city (more happening and chic lifestyle). To those who are ready to settle down and plan to get married and have a son, I believe their attitude will be drawn to a landed property.

However, at that time, even landed house at Semenyih will be priced at RM 500k (double storey terrace). This is in view of the upcoming township Bandar Baru Semenyih and a potential highway infrastructure that will connect Pelangi Semenyih straight to LEKAS highway. So in order to purchase an afforable terrace house, they need to start looking at Beranang, Mantin, Nilai or leasehold house at Ijok or Kuala Selangor icon_idea.gif

The development trend toward south has gradually take into shape, houses in Kajang been on the rise trend since few years back, take Jelok Impian, Bayu Sekamat, and The Grove Ttdi as example, all these project sell like hot cake.. Somemore with the scarcity of land within Klang valley, developers are focus either hind end condo with bunch of value added facilities or emphasis on community, gated and guarded superlink house, semi ds.. So on.. eventually one will fortunate enough to own a landed house.. However, if you don't mind the distant, SP Setia just acquired a huge chunk of 1000acre land in beranang. Plan to build a community same like their wildly success Setia alam master plan.. Then Semenyih will consider strategic:D

I heard the township acquired by SP Setia will be renamed "Bandar Baru Semenyih". Sounds interesting. My bet is Semenyih in the Beranang area will be the next Kajang in 3-5 years time.

Haha.. Paiseh.. out of topic blush.gif Imagine even main stream developer come into Satay town, such as Mahsing, TTDI, Sp Setia, Dijaya, Malton, Mitraland, you name it... Thats why Sg Long residential seeing a fairly good upside trend, not to forget there is a huge chunk of land stretching from Mahkota entrance to Sg Long entrance, and its located right beside grand saga highway, with future MRT station at newly stop operation Bt11 toll, this big piece of land can be very potential catalyst leverage, if certain party can plan well on the infrastructure of it, along with etp program MRT ready say in 6 years time, 2017, Sg long will transform from an estate to establish higher scale residential address, especially recent developer particularly focus on high value project to be built in the area. Perhaps maybe there is a nice masterplan with status elevated golf club, and personally I like the whole pieceful environment so much thumbup.gif . Only thing Sg Long doesn't seems to attract Malays and Indian like Kajang does, I see this area mainly dominate by Chinese residential. Remember years back when the landed properties weren't as expensive like current market, my choice is on the edge between Mahkota n Sg Long, luckily I've chosen the latter, no regret tongue.gif tongue.gif

What do you think of the land bank stretch from Bandar Sg. Long entrance all the way to Semenyih exit, boths sides along the Silk Highway? I am seeing a lot of earthworks and tree cutting on some hills recently. Where is Sunway land in Sg. Long? I heard it is on the TP bungalows side of the highway, but never see any signboards there.

I recently bought a unit of condo in Cypress evergreen..Do you think the prices of the unit will rise???

Agent tell me good for investment can rent out to student... so i pay the deposit.....

am i rushing too fast ???

I hav been to phase 2 last two years, pretty good the envi, was selling at rm460k if not mistaken. not sure how much now. How much is phase 3 selling?
