I hv been hunting for a ds house in Sg Long since last year June, i can see now major Sg Long landed property price shooting up like hell, for instant, SL 6 (67 x 20) is only RM230k last year April and now already at least RM330k for basic unit!! Luckily i got one there in Taman Ikhlas,Sg Long (22 x 75) DS, price already increased from 250k to 350k, god bless ive made a fast decision last year.. otherwise i need to pay 100k variance!! pheww...

Seriously naleh33? Ive heard about the there MRT around Sg Long area, but have no idea where exactly the location, mind share some information?

Btw, i think this spot will have good potential to grow too, as there has huge yet to develop place here.. somemore it's just so centralize of Kajang balakong silk highway, as well as Cheras grand saga highway (attraction of Twin Palm, Jade Hill, BSL, Mahkota, Sg Long, Taming Mutiara and others new development surrounding Cheras Kajang Corridor) .. Just not sure will be future development is residential or commercial.. Anyone have an insight??

Perhaps maybe.. Nowadays KL folks buying properties like goreng pisang, especially any new development within so call "Propose MRT" 2km radius, every one try hard to go for it!! Till the property price sky rocketing every part of Klang Valley.. Even Kajang area, my friend bought one in Kajang, Jelok Impian for less than 210k now already rose to RM350k... Somemore is so far away from KL.. Thanks to "Proposed MRT" plan.. Now properties price now are sky high.. and normal working group of ppl still struggling for their home sweet home..

It's a very good information on the MRT station, but it's located not exactly inside Bandar Tun Hussein Onn, but on the big piece of zero development land of Bandar Mahkota (right after the Sg Long 90 cent toll), some says PJ Development will have new project in Cheras South.

Development on 20.6 acres of freehold land will consists of 3 blocks of serviced-apartments, 2 blocks of shop-offices with various entertainment areas, retail complexes and restaurants all located within court yards and green open spaces. (Likely to launch mid term of 2011, have no idea where's exactly this future mix development locate on yet)

Im new to Sg Long too, in fact haven't move in yet, now my house under reno..

From what i have seen, there are not less than 5 on-going residential project in Sg Long,

1# Hao Residence (Semi Dees & Bungalow) beside Sg Long Clubhouse

Future residential projects:

1# Malton will build high-end residences on a 67-acre site worth a gross development value (GDV) of RM330mil

2# Dijaya going to launch Tropicana Sungai Long, the guarded project will comprise three-generational homes including 3-storey semidees, 3-storey zero-lots, 3-storey superlink homes and apartments on a 26.8 acre site. It will be developed ove two phases in four years.



And yet, BMC and BSL still have loads of land yet to develop, where this two township in Cheras South have real potential, the only issues now is the massive traffic flow at along the Cheras highway, once MRT completed. We cannot imagine how far this Southern Cheras can go... In terms on the property value:)

Indeed naleh33, by the Sjkc Sg Long ready on 2013, BMC n Sg Long traffics will be significantly at eased especially when morning time,
as the flow will shift inward to BSL township rather than stuffed the narrow outward direction to Balakong and Cheras Bt11. 

There are two Srjk © announced to be built within the proximity of Cheras and Kajang,
surely it will bring huge relief and add in vibrant into this two rapid improving township.

Upon the completion of MRT project, the subsidiary reduction on current petrol price almost a surefire truth in order to encourage less usage of car.
Where both MRT and SRJK C were indeed a right way to relief the stress of massive traffic n eventually a greener solution as less vehicles on the road,
hence less carbon dioxide.

Sg Long seems to has more and more vantage points.
There are still big chunk of lands in both BMC n Sg Long as well as the entire southern klang valley,
a well-planned greener infrastructure is essential for the Government Greater KL masterplan.
Perhaps, greener masterplan for the good of the future generation.

just confirmed with my cousin sis, there's only terrace or SD or bangalow lots available in BSL.. if im looking at long term investment i would prolly go for condo or serviced apartment which i hope the rent return sufficient to cover the mortgage installment where at the same time can benefit from minor cap appreciation.

you were saying that Dijaya is going to launch some apartments over 2 phases in 4 yrs time.. if i would like to know more, where can i have the details?

Dijaya will launch landed properties, but I'm not sure whether high-rise will be in their plan not..

But u can easily get more in depth information by google "Tropicana Sungai Long"

You will be shocked if u notice there are not big variance in terms on price within Freehold n Lhold ds in Sg Long.. Roughly speaking, there are only few pieces of leasehold land within self this integrated township, but there are just walking distant to current secondary school and if the future Sg Long primary school project fall into place and groundbreaking expected in few months time.

With MRT news, major landed have appreciated 20 to 40 percents in both Sg Long and BMC.

With SRJK C SG LONG news, after so many authorities n local residence craving and fighting for it. Personal assume the property value soon will appreciate another at least 15percent again..

But aboves is only based on my personal view, no actual research backing de.. Come come, every one pls share ur view too thumbup.gif  thumbup.gif  thumbup.gif

I was thinking what in the hell Taming launched such up to 6 millions bungalow in Sg. Long, perhaps pricing position ever higher than branded developer Mah Sing Group's One Lagenda in Cheras.

Now everything comes to light, SRJK C Sg Long can be big big pulling factor for Taming prospective buyer, as it's only walking distance SRJK C.. Private Chinese Secondary school likes 尊孔独中, 中华独中 can consider operate one in Sg Long, got big market demand here..

Went to Twin Palm Maya semi dees sales gallery on Sunday noon, this entire tightly secured neighborhood and the security personnel,
successful make me feel the kind of very important person.. I would definitely want own one if my financially afford for it.. Its just surrounded by
bunch of green, fresh air in the morning.. phewww.... in love with it... although there are consider far from commercial area.. But wait till the land fronting Grand saga highway well develop.. Twin Palm will be the best option with the premise u have fat wallet.. haha

Yes, bloody nice environment!!!!! Not fully sold yet.. I think remain 15 units.. Not sure the exact figure.. But it's not crowded there when i drop by yesterday.. Where Eastpark 72 was busier... For Eastpark Semi Dees, it's difference pulling factor compared to Twin Palm.. Nearer to commercial.. And the private sky garden was pretty appealing too..

Ya.. Tp this place in the world is perfect living experience especially for own stay. Lush green, gated, clubhouse, what's more, except the tolls and location. But stay in Tp definitely a status elevator.. Kaka.. Btw, my visit to Eastpark was a good experience too, the male sales personnel did good job on explanation.. But I forgot his name d.. My wife likes Eastpark more than Tp somehow..

Good news for Sg Long residences, the proposed alternative access road through Bsl been approved by certain authority, expected will be ready to use within this year.. Bur still, the residence have to pay Rm1 for toll to use that road.. But assure a smoother driving experience..

There are quite a number of development plan inside Sg long, but most of them have yet to start materializing.. Sometimes it's kind of doubt whether it's true or just another hoohaaa promises.. We will see..

I refer to to Chinese primary school, alternative access road, and Mrt project.. Personally don't think there are commercial development inside Sg long for time being.. Nearest should be C180.. Looks promising.. Phoenix plaza bought over by ML developer looks good too..

Also BUY BUY BUY mode.. The agent call me several times and offer vry attractive price.. I was thinking of accept the deal too.. Eventually i rejected it as every where also relatively high in value.. After I take into consideration if Sjkc completed, i dont hv to consider the issue send my kid to the school miles away.. Save lots of hassle.. They also told me the demand in Sg Long properties are much sought after since last year..

Another success story for share in Bandar Sungai Long

The Pearls at Taman Taming Mutiara 2 covers 25.5 acres and offers 77 units of modern and contemporary 3-storey bungalows. It is a low-density project with about 3.8 units per acre.

The bungalows come in three designs: Akoya Pearl, South Sea Pearl and Tahitian Pearl. Their land areas range from 7,020 to 14,935 sq ft while their built-ups are from 6,898 to 7,004 sq ft. Prices start at RM3.38 million.

Amenities that are close by include a Jusco shopping mall, shops, schools, including an upcoming Chinese school, Universiti Tunku Abdul Rahman, the Sg Long Golf Course and Club and a medical centre.

Tan says some 60% of both projects was taken up before the official launch. Earthworks have started and the projects are scheduled for completion in 1Q201. According to Tan, Phase 1 of the first of the Taman Taming Mutiara series was sold out within 18 months of its launch in September 2007, as was Phase 2 which was launched in November 2008. Both phases consist of 142 units of 3-storey semidees and six 3-storey bungalows.

“The project was completed in September last year. The homes were launched at RM638,000 but their prices have now gone up to RM1.2 million, which must make the buyers very happy,” Tan observes.

Pass though TP while use Silk highway to Nilai, once again, felt that the environment surrounded by lush green amazed me to the max.. Somehow i have a feeling this piece of green going to be removed and develop will be a matter or time.. As location wise, it's just beside the silk highway, well connected to up and coming booming south klang valley..

Comparing Twin Palm and BSL, i would go for BSL in terms of pricing, just have a feeling the BSL appreciation value has bigger room than TP.. Perhaps the TP need to pay RM1 for exist ur sanctuary..
