Which developer is responsible for this abandoned low cost flats project in Petaling Utama? Thursday December 2, 2010 Buyers refuse to sign new sales pact By FAZLEENA AZIZ fazleena@thestar.com.my BUYERS of an abandoned low-cost flats project in Taman Petaling Utama, Petaling Jaya Selatan, who have been offered units in a new block to be built in the area are reluctant to sign the fresh sales and purchase agreements without any guarantees. The buyers, who had been putting up at the transit longhouses and PPR Lembah Subang for the past seven years, have been waiting to move into the low-cost flats called Block E that never took shape. The Selangor government, Petaling Jaya City Council (MBPJ) and the developer have had discussions before producing the fresh agreement, as well as a compensation package. However, the buyers have rejected the offer on numerous occasions and the new project, scheduled to be completed in three years cannot take off. Unhappy: Zainun (left) receiving the objection letter from Sugumaran (third right). About 50 buyers demonstrated at the MBPJ headquarters and handed over a memorandum to the mayor’s office on Monday. The buyers action committee chairman, M. Sugumaran, said the conditions in the new agreement were unfavourable to them. “The buyers are frustrated that the problem remains unresolved despite the change of government. “They keep having meetings among themselves but they did not discuss anything with the buyers,” Sugumaran said. They want the state government to fulfil their requests listed in the memorandum, among them are: ·Interest on the housing loan be waived; ·Partial interest paid to the bank, if any, to be returned to the buyers; ·Rent arrears waived until the completion of the new block; ·Compensation for the delay of Block E and all sales and purchase agreement’s legal fees be borne by the responsible party; ·The sales and purchase agreement be offered to everyone; ·Housing loans prepared for those affected by the delay; ·Relocation allowance for buyers staying in the longhouses and PPR Lembah Subang; and ·Rent of RM500 be given to the longhouse residents until the completion with a letter of guarantee from the state government. They are worried if the new agreement was signed, interests accrued over the past seven years while the project was stalled would be added to the housing loan. “We are not the cause of the problem, so why should we pay the interest and bear all the cost?” he asked. He said the committee would wait for two weeks before staging another protest in front of the Mentri Besar’s office in Shah Alam if they did not receive a response. The memorandum, addressed to Petaling Jaya mayor Datuk Mohamad Roslan Sakiman was received by MBPJ public relations officer Zainun Zakaria. Zainun said the council would meet the action committee to discuss the matter. |

Dear fellow buyers.
There's a reason why 1120 is launching so cheap. 1. The surrounding area there is relativaly 'low-end' compared the much established neibouring townships like Taman Desa, Damansara and Sunway. Security is a problem. If not because of the NPE, no one would even consider investing n that area. Moreover, the developer only build the condos and few rows of shoplots. There's no integrated mix-development to transform the area to middle/high class like Taman Desa & Sunway. After the 1120 condo shoplots, there's no upcoming development planned for that area. Hence, value appreciation will be limited compared to its peers. 2. If you recalled the news many years back. There was serious issues of cracks occured on the links houses at the Taman Sri Mangga, which is just next to the site in which the 1120 condos are being build now. The mining land and soil quality around that area may have something to do with this. The cracks resulted big huh-hah in the news and eventually the developer of the link houses had to take down and reconstruct many units from the ground. If you drive around the link houses, you'll see several rows of 'new' houses that's just completed. That's not new project man. Those are the re-constructed units for the original cracked houses built many years back. Some of the units are for sale at around RM360-380k. Not many people know about the point no 2 because it has been many years since that episode. Peter Chin has established itself based on the developments around Taman Desa area. |

1. Personally, I'm fine with the surrounding area. In fact, I hope they wont be any other integrated mix-development around there.
2. I doubt the price is around RM360-380k (assuming u mean that this is for the newly re-constructed units. Even the "crack" version of the 20 yrs old house is being sold for 320k (negotiable of coz). Anyway most of the unit is already completed. So feel free to shop.. |

My friend, who coincidence a 1120 buyer also, worked in Maybank loan department, said the developer had been established for more than 20 years, should be reliable.
