phase 2 buyer here,

loan officers (UOB, OCBC) quote me the loan legal fee abt RM4000 for 220k property.

Is there a way to reduce bank legal fee? We should nego with panel bank or appointed lawyer ?
*
The developer said you can use your own lawyer but you have to write a letter to the developer.

QUOTE(dadidi @ Feb 7 2010, 11:23 PM)
If really based on Feng Shui's view. Den most of the ppl has make the wrong decision here. Especially for tower 4's Buyer !

Hahaha, share my story here :

My uncle is an expert in feng shui !   laugh.gif  laugh.gif
When i bring him to show unit, and simulating the floor plan to the site of construction !

He tell me tat,
The right side's unit buyer make a smart choice, while the left side's is the otherwise.
To0 bad, From The pic shown below, most of the ppl go for the bad fengshui's location !
( the circle spot is where my uncle strongly recommended me due its well situated feng sui strategy.)

I think is juz bcoz of most them wana get the swimming pool view !

Guess Peter really playing a little bit of psychology wit all the buyer here ! Smart Strategy !
But, this property do look attractive for me as well.
i m still hestitate bout it ! coz i would like to buy it for investment !

any investor here who have purchase the unit ? plz advise.
*
I'm in Tower 4, and I don't really belief in feng shui anyway.
What you mean by right and left side (which tower/ which side) I'm also not understand what you mean.
If you said the circle spot is a good spot...then everybody have to buy S type.. then M and L type is not good ?
I prefer the NPE view because the inside view is too eye-sore for me(lot of rubbish and flats), especially tower 5.

Why I bought because I don't need to pay till completed and developer is paying 7.5% of mine apartment. Why not.

Haaha,, Sorry, Mayb my pic too cacat !

Tat's wut i trying to express actually, The direction facing NPE view is good ! according to my uncle's feng shui tok  sweat.gif  sweat.gif
Juz tat i purposely circle tat part to show that, alot of ppl giving up the empty unit, is actually a good choice in feng shui's strategy.
Not saying, L type, M Type not good ! hehehehe, forgive me, n my lazy's drawing on tat picture !

anyway, wut is ur unit ? n floor ?   (Bcoz I m interested of Tower 4 as well !! after hearing my uncle's so called "Professional advise"  smile.gif  smile.gif )
*
The sales agent actually advice me to buy inside view, Tower 5 facing behind the kampung. Luckily I never listen to him also.
I'm in 08-08 ... ngek ngek ngek thumbup.gif Luckily manage to get good number.

den, u r really the lucky one ! rclxms.gif (this lesson taught us neva trust the sales agent !)

Coz the tower 5 facing the kampong side, is where my uncle show me this face grumble.gif

I think tis is the reason developer make that direction as a main entrance. otherwise, tower 5 really might not sell out in the end. Thus, they also purposely make it lesser unit to attract the buyer.
A Very Smart Selling Plan !

May I know How much is ur purchasing price ? and which floor is ur car park located ?
*
My buying price is RM25xK. They will choose the parking lot for you. Mine BU2.

Thanks for the answer !!

The 50% exemption on stamp duty fees, will be the stamp duty for the loan agreement right ?
*
40-50% discount (neg with your lawyer) is the loan agreement fee.

Don;t worry too much at the beginning since bank not disburse any amount to developer. I'm more worried if they built 80% then disappear just like what happen in tmn medan by a lousy developer.
*
peter holdings already completed few project before. so hopefully no problem.

hi there...m andrew tan, just signed S&P today. seems like everyone is worried about park avenue. is everyone first time home buyer? because i'm first time home buyer.
*
if can ..drag the downpayment as long as you can till they start.

Thought they should already build something when they launch Phase1 quite some time ago.
